How long have Stan Sr. and Shelly Reddy been friends? Long enough to run a lobster boil together for charity and make it look easy.

They work at different brokerages now. Always have. But that doesn't matter.

This photo is old but the point is current. The agents you trust should be the kind of people who show up, for clients, for their peers, for the community.

Part 4 of the purchase contract series is up, and we're into Section 5: Land Title.

This one matters more than people think.

Title tells you who legally owns the property and what's registered against it. Liens, caveats, encumbrances. Things that follow the land, not just the seller.

Stan always says the contract is where deals are protected or lost. Section 5 is a big reason why.
