A land title search and title insurance are two different things. People often use the two words to mean the same thing, and it matters when a problem turns up.

A title search checks one question: does this person own the land, and is anything already claimed against it.

Rutherford, Ambleside and Windermere make up much of southwest Edmonton, and it is the part of the city worth driving across for.
Most of it was built in the 1970s and 1980s.

A lot has changed nearby in the last ten years. The Henday and the ring road, new grocery and coffee, and steady development around Terwillegar and Allard.

The light in October does a lot of the work. The sun is low, the trees are still full, and the west-facing backyards get it all afternoon.

Buyers have more homes to choose from. Sellers have more competition. Both are happening right now.

This gets called a slower market. The name sounds worse than the reality. A slower market just means fewer homes sell quickly, and more homes take a little longer.

For buyers that is good news. You can look at more places before you commit, and you can walk away from a bad inspection and try again.

For sellers it means pricing where the market actually is, and making sure your home is worth a second look.

Edmonton buyers have more homes to choose from than they did a year ago. For sellers, that means more homes competing for the same buyer.

Choice helps buyers. You can look at several homes before you decide, instead of taking the first decent one you find. You can walk away from a bad inspection without losing the only home available.

For sellers, more homes on the market makes it harder. Your home has to be worth a second look.

Everyone saves for the down payment. Most people forget the costs that arrive along with the keys.

Some of them you can plan for. Closing and legal costs come on top of the deposit, and you can ask for the total before you offer.

Others only show up later. Something breaks in the first month. A utility hookup fee applies to your street but not the next one over.

None of this makes a purchase a bad decision. It catches people who were not expecting it.

Keep money aside for the first three months of ownership. It makes the first year much easier.

Edmonton has more urban parkland than any other city in North America. It runs along the North Saskatchewan River for roughly 22 kilometres.

In October the cottonwoods turn colour, the geese and ducks gather before they fly south, and the trails are still easy to walk.

If you have not walked the valley, start at Whitemud Park or at Strathcona and walk downhill until you reach the river.
