Alberta was the fastest-growing province in Canada from July 2025 to July 2026, up 1.5% (Statistics Canada, Sept. 23, 2026). 📈

If you're weighing a move from Calgary, Vancouver, Toronto or anywhere else, here's what that means on the ground: more people choosing Edmonton, and a market that has just moved into balanced territory, so you have time to look properly instead of rushing.

I've walked a lot of out-of-province buyers through this, often over video, before they ever land. Neighbourhood by neighbourhood, school by school, commute by commute.

There were 8,047 active listings in Greater Edmonton in September, up 13.8% from a year ago. 🏡

The single-family benchmark price is flat at $518,900 (RBC Economics). So if you've been waiting for the pressure to ease, this is a better stretch to be a buyer than we've seen in a while.

A few things I tell my buyers:
✅ Get pre-approved first, so you know your real number
✅ Look at more than three homes before you decide
✅ Ask what the seller will do on possession date and conditions, not just price

It took 67 days on average to sell a home in Greater Edmonton in September. A year ago it was 53. ⏱️

That's two extra weeks of showings, open houses and waiting on the phone.

The homes still moving quickly are the ones priced to today's market from day one. The ones sitting are usually priced off last year's comps. I've seen that pattern in every shift, and the fix is almost always the same: price it right at the start, because the first couple of weeks bring the most traffic.

Thinking about moving to Edmonton from BC or Ontario? You're far from the only one. 🚚

In Q2 2026, 26,777 people moved to Alberta from other provinces, up 4% from a year earlier (CREA).

I've helped families and investors make this move from across the country, including buying sight unseen. Video tours, a clear picture of each neighbourhood, and a plan for where to stay while you land make it a lot less stressful than it sounds.

Edmonton just crossed into balanced territory for the first time this year. 📊

Here's what September 2026 looked like in Greater Edmonton:

🏡 4.11 months of supply
🏡 8,047 active listings, up 13.8% from last year
🏡 67 average days on market, up from 53
🏡 1,959 sales, down 10.6% year over year

The single-family benchmark held flat at $518,900, while townhouse and apartment benchmarks slipped 3.3% and 1.1% (RBC Economics).

I've bought and sold through a few cycles now. Balanced isn't bad news. Buyers get time to think, and sellers need to price it right the first time.

Half of this graphic argues against hiring me. That's deliberate.

"Should I list this fall, or wait until spring?" is the question I'm getting most right now. Here's the honest answer, including the part that costs me listings.

Wait if you don't actually have to move. If your place shows meaningfully better in June with the garden in, waiting is a legitimate choice — and RAE's board chair has been direct that supply is ample and prices could see downward pressure beyond the usual seasonal patterns. That's a real consideration, not a scare tactic.

Go now if any of this lands.

The benchmark price is $426,900, down 0.6% year over year. Not 6%. Zero point six. You'd be selling into a slower market, not a falling one.

Everyone thinking "I'll wait for spring" is thinking it at the same time. Inventory is already 15.1% above last year, and that spring wave arrives on top of an elevated base, all at once, in March and April.

And the people touring houses in September are serious. Nobody looks at homes in the cold for entertainment.

Either way, one thing isn't optional. 41 days is the average — and averages include the homes that were ready on day one. Homes that actually sold in August still got 98% of asking price. The market isn't punishing fall listings. It's punishing unprepared ones.

Prep takes three to four weeks. So if this fall is your window, the decision is now rather than in October.

Not sure which column you're in? Send me your address and I'll tell you honestly — including if the answer is wait.

Fall or spring — which way are you leaning?

"The market's slow — I'll just lowball them."

I hear this a lot right now, and the data doesn't support it.

Homes that sold across Greater Edmonton in August got 98% of their asking price. That ratio has barely moved all year, through every month people have described as soft. Sellers are not accepting big discounts.

What they are accepting is everything else. And with 3.8 months of supply and 41 days on market, buyers genuinely do have leverage right now — it's just pointed at the wrong thing.

Here's what actually got cheaper this year:

Time. You can see it twice. Sleep on it. Bring your dad through. Conditions. A proper inspection, a real financing window, a condo document review that isn't rushed. Possession. The date that works for your life, not the seller's. Repairs. The furnace, the roof, the thing the inspector found.

Every one of those is worth more than the $8,000 you're arguing about, and sellers give them up far more readily than price.

One caution before you get too comfortable. The 41 days is an average — the median is 29. Half of everything still sells inside a month. "The market is slow" is true of the market, and not necessarily true of the house you want. If a listing is fresh, treat it as fresh.

The one real exception is condos, which came in at 96% of ask. That's the softest of any property type and the only segment where there's genuine price room.

What did you negotiate on your last place that wasn't the price?

Condo sales fell 18.7% year over year. Condo prices fell 1.2%.

That gap is the whole story, and most people will miss it.

A 15-to-1 gap between how much demand left and how much price moved doesn't describe a market in trouble. It describes a standoff. Buyers stopped competing. Sellers looked at the offers, decided no thanks, and stayed put.

For anyone thinking about an investment condo, that changes what you're actually negotiating for.

You are not going to get a big discount. The data says sellers aren't there. What you can get is everything else — a longer condition period, a real document review that isn't rushed, the possession date that suits you, repairs handled before closing, and the time to walk away without someone else swooping in. At 48 days on market, up from 44 last August, nobody is swooping.

Two things I'd want you to know before you get excited, because they don't fit on a graphic.

The apartment benchmark price is down 1.6% year over year — a bit more than the average price suggests. And a segment that's slow to buy into is slow to sell out of. If you need liquidity in three years, this isn't the asset for it.

The deals that work here work on the boring stuff: condo fees, the building's reserve fund, and a rent you can actually achieve today. Not the one you'd like.

Comment NUMBERS and I'll send you the breakdown I use to run these.
