Market Update,

This week we are finding that with the continuous rain the activity in the buyers market has slowed. As it did in the spring when we received the random snow storms, the market seems to follow these trends and most buyers like to avoid the bad weather.

Residential properties in Leduc and Beaumont seem to be surging in the 300-550 thousand range. We are still seeing multiple offers on good quality homes. We are finding that these multiple offers are less in both quantity and in offer strength required to win the bids.

Smaller communities such as Wetaskiwin and Calmar have their real estate inventory kept low by the overall affordability of their prices.

In the financial markets, the mood is still very positive around Alberta. We happened to have our Senior underwriter for one of our premier banks fly in this weekend to go for dinner. Her overall opinion is that Alberta is keeping allot of the banks busy right now. The rest of the country is much slower in retrospect.

Our opinion on the overall market is that it is proving to be slowing in the amount of sales opposed to 2024 and 2025 but the market is still booming. We are seeing more stability on pricing and a return to the average house taking 30-60 days to sell when in the mid to higher price ranges (500K-750K).

I have some fantastic news that could have a positive impact on your finances! The Bank of Canada has announced a 0.5% drop in rates—from 4.25% to 3.75%. With inflation below 2% (September came in at 1.6%, and October is expected around 2%), the Bank aims to strengthen growth by balancing economic forces. Lower interest rates are set to fuel the housing market, spurring new builds, purchases, and renovations. This provides much-needed relief to Canadian families and businesses who've been burdened by high inflation and interest rates. As inflation returns to the 2% mark, families should experience a tangible easing of financial pressure.
