💬 MY TAKE ON THE MARKET

Ladner is experiencing larger overall price declines than Tsawwassen, while apartments and townhouses are seeing some of the biggest adjustments.

For buyers, this could be an excellent time to explore opportunities. For sellers, understanding your local market and pricing correctly is essential.

Hi everyone,

I wanted to share a quick update on what we're seeing in the South Delta real estate market for May.

While home prices are still lower than they were a year ago, there are encouraging signs that the market is beginning to stabilize.

Tsawwassen

Single-family homes are down 2.1% year-over-year but have increased 4.4% over the past three months.
Townhomes are down 8.0% year-over-year and 2.9% over the last three months.
Apartments are down 9.5% year-over-year and 4.0% over the past three months.
Overall, the market is down 4.3% compared to last year but up 1.3% over the last three months.

Ladner

Single-family homes are down 3.4% year-over-year but have gained 3.2% over the past three months.
Townhomes are down 7.8% year-over-year and 2.2% over the last three months.
Apartments are down 6.4% year-over-year and 3.4% over the past three months.
Overall, the market is down 5.2% year-over-year but has improved 1.2% over the last three months.

What does this mean?

The market remains more balanced than it was during the peak years, giving buyers more choice and negotiating power. At the same time, the recent improvement in detached home prices suggests confidence is slowly returning. If this trend continues, today's buyers may benefit from purchasing before prices strengthen further.

As always, every neighbourhood and property is unique. If you're curious about what your home is worth today or would like to discuss your buying or selling plans, I'd be happy to help.

Best regards,

On September 17, the Bank of Canada reduced its key policy rate by 25 basis points to 2.5%, the lowest level in three years. The decision reflects a weakening labor market—with over 100,000 jobs lost in the past two months—and reduced concerns about inflationary pressures. The economy contracted by 1.6% in Q2, and near-term growth prospects remain soft.

Governor Tiff Macklem noted that U.S. tariffs are creating uncertainty, but emphasized the need to balance risks. The Governing Council voted unanimously for the cut and signaled it is prepared to ease further if conditions deteriorate.

Looking ahead, the Bank will closely monitor exports, business costs, and the broader impact of weaker demand. While economists expect at least one more cut before year-end, markets are not currently pricing in additional easing in 2025. The next rate decision is scheduled for October 29.

The Bank of Canada has held its key interest rate at 2.75%, pausing after seven consecutive cuts. This decision reflects the uncertainty caused by escalating U.S. tariffs, which has made it difficult for the bank to provide regular economic forecasts.

Instead, the bank presented two scenarios:

Tariffs withdrawn: GDP stalls short-term, then grows moderately. Inflation dips to 1.5%, eventually returning to the 2% target.

Prolonged trade war: Leads to a deep recession and inflation spikes to 3.5% by mid-2026. Unemployment would rise and living standards fall.

Governor Tiff Macklem emphasized the need for caution and flexibility, noting the bank is ready to act if conditions change significantly. Economists interpret this as a signal that more rate cuts could come if the economy worsens.

Current projections suggest weaker GDP in Q2, and inflation falling due to lower crude prices and the removal of carbon taxes. Business investment and consumer spending are already declining due to trade tensions, especially after U.S. President Trump imposed tariffs on Canada and others.
