🏡 THE BLUE MOUNTAINS REAL ESTATE MARKET | SEPTEMBER 2026

What’s happening in The Blue Mountains real estate market, and what does it mean if you’re thinking about buying or selling?

September saw 18 unit sales, down 45.45% compared with September 2025, while new listings increased by 18.33% to 142.

The median sale price was $1,071,663, up 12.81% year over year, and the average sale price reached $1,308,485, up 24.23%.

So, what does this mean?

🔑 For buyers: More new listings can mean more choice and opportunities to compare properties and negotiate.

🏡 For sellers: Pricing strategically and presenting your property well are especially important when buyers have more options.

Remember, overall market averages don’t tell the whole story. Property type, location, condition and recent comparable sales all matter when determining what a home may be worth.

The September market showed different patterns for freehold homes and condos.

Freehold homes recorded 21 sales, with an average sale price of $1,071,571 and an average of 56 days to sell. Compared with September 2025, sales were down while the average sale price was higher.

Condos and other properties recorded 17 sales, with an average sale price of $570,332 and an average of 74 days to sell. In this category, both sales and average sale price were lower year over year.

What does this mean if you're considering selling?

Your pricing strategy needs to reflect the type of property you own, recent comparable sales, competing properties, and how your home is presented. Local averages provide context, but they don't determine the value of an individual home.
