📊 Calgary Real Estate Update — August 2026
As summer winds down, the Calgary market is taking a breather — and that's completely normal for this time of year. Here's what the numbers are telling us:
🏡 Overall the market remains balanced, with 1,660 homes sold in August. The city-wide benchmark price held steady at $569,800 — barely changed from July, which is actually a positive sign given the seasonal slowdown.
✅ Good news for sellers in West and City Centre — these are now the only two districts showing year-over-year price GAINS (+1.6% and +1.1% respectively). If you own in these areas, your home has held its value better than anywhere else in the city.
And semi-detached homes continue to impress, up 1.0% year over year — the only property type posting a price gain this month!
🏢 Apartments continue to face the most pressure, with nearly 6 months of supply and prices at $295,400 — down 8.2% from last year. For condo buyers, conditions remain exceptionally favourable.
đź’° One interesting bright spot: homes priced over $1,000,000 are actually outperforming the rest of the market, with gains over last year. Confidence at the higher end is holding strong.
