Downtown condos: cheaper than 2017?

In September 2017, downtown condos sold for $382 a square foot.

This September? $374.

Across the city, the typical condo dropped from $330,000 in 2024 to about $288,000.

That’s down 13%.

Northeast condos are basically flat with 2017.

If you own one, that’s tough to hear.

However, if you’re a first-time buyer, you have as much room to negotiate as buyers had a decade ago.

Calgary: about $744,000
Toronto: about $1.3 million
Vancouver: over $1.8 million

Typical Calgary household income: about $104,000, ahead of Toronto and Vancouver.

Calgary isn’t cheap anymore, so run your real numbers before you fall in love with a house.

Calgary is selling like it's 2017 again.

For every 100 homes that sold this September, 106 came off the market without selling.
2017: 107
2023: 27

Sales were the lowest of any September since 2019.

However, prices didn't go back. The typical Calgary home is still about 42% higher than before 2020.
