Calgary Detached Homes Buck the Slowdown
Even as overall market activity eased in late Q3, Calgary’s detached homes truly stood out. We saw 1,650 home sales during this period—down about 4% year-over-year and steady month-over-month—but it was the detached market that helped us avoid the usual seasonal slowdown. Detached sales alone reached 896, not only up from mid-Q3 but also over 4% higher than last year, reflecting the persistent strength of this segment.
New listings increased from mid-Q3, bringing the sales-to-new-listings ratio to around 49%. Inventory held stable, with months of supply just under four. As someone deeply involved in residential and condo sales—and with my property manager background—it’s clear that steady demand and limited new detached construction are keeping this segment balanced, without oversupply concerns. Meanwhile, prices told a varied story: row homes dropped about 8% year-over-year, apartments were down 6%, and detached homes experienced only a slight 1% decrease, with softer conditions especially in the northeast, east, and north districts.
Guiding buyers and sellers through these nuanced market shifts is why I love what I do: helping you make informed decisions as you protect and grow your most valuable asset.
