This arrangement is known as a Vendor Take-Back Mortgage (VTB).

It may help a deal move forward, but it also means you're taking on financial risk as a lender.

Before accepting, understand the repayment terms, existing mortgage obligations, lender requirements and what happens if the buyer defaults.

Price-adjustment clauses, specifications, substitutions, and change orders can all affect what happens after signing.

That’s why I look beyond the advertised price and make sure my clients understand the contract before they commit.

Only your name is on title—does that mean you can sell without your spouse’s consent? 🏡

When Alberta dower rights apply, a legally married spouse who isn’t on title may still need to provide formal consent.
