🏡Getting my listing at 104 Corner Meadows Gate NE ready for market was a reminder that listing a home is about so much more than putting a sign on the lawn.

Here's what those 2 weeks actually looked like:

→ Dealing with post-tenant cleanup
→ Getting a proper pre-inspection
→ Cleaning, fixing the little things and getting the home market-ready
→ Investigating the solar panels (interesting feature but no value added!)
→ Photography, measurements, paperwork & marketing
→ Navigating inspection negotiations: from loose toilets to a more serious issue the attic
→ Coordinating the right professionals to get the issue addressed
→ Working through the details, communicating, negotiating and finding a way to get the deal across the finish line

And yes, getting a deal across the finish line means both agents getting creative and making a few compromises. We did what it took to get it done. 🤝

Since 2 of my clients are in the middle of moving right now I'd like to share a few what I tell my buyers before possession day. 🏡📦

📦 Book your movers early.
If you’re hiring movers call as soon as you know your possession date. Good movers book up quickly.

📞 Confirm the day before.
Call or text to make sure everything is still on schedule and confirm the arrival window. I cant stress this enough because I had clients whose movers were a no-show on the day of!

⏰ DO NOT book your movers for noon.
This is a big one. Your possession time might be noon but that does not mean you’ll have the keys at exactly noon. There can be delays with lawyers, funds, registration, keys or the transaction itself.

I always recommend booking movers for later in the afternoon or, if possible, the following day. Yes, it means a little more inconvenience — but it can save you from paying movers to sit around waiting.

🔑 Don’t schedule everything for the exact minute you get possession.
Possession day has enough moving parts without adding unnecessary pressure.

🧹 Have a “first night” box.
Toilet paper, paper towels, garbage bags, cleaning supplies, phone chargers, coffee, snacks, basic toiletries, medications, scissors/box cutter and a change of clothes. You’ll thank yourself later.

📸 Take photos before everything gets moved in.
Especially if there are existing concerns or items you want documented.

🥡 Plan dinner or delivery in advance.
Trust me, you will not want to cook.

And finally… give yourself some grace. Your new home does not need to be perfectly unpacked on day one. You just got the keys to your new home. 🥂🏡

A little late to the housewarming party… but this one deserves a post. 🥂🏡

My client took possession of a brand new townhouse in Sage Hill back in August and I've been meaning to share it ever since.

She did such a beautiful job choosing the finishes and putting her own stamp on the space. Even though it’s brand new, it feels thoughtful, warm and very her (she’s very stylish!) ✨Most importantly she loves her new home which is the whole point. 🤍

Also I have to say, working with Logel Homes () was such a positive experience. Great builder, great communication and a really smooth process from my side as the Realtor. I wouldn't hesitate to recommend them.

Everyone knows you need to declutter before you list but that’s only the beginning.

Sometimes preparing a home for sale looks a little less glamorous than you might expect… like me, in yellow gloves washing your walls and baseboards. And yes I’m known for getting my hands dirty. 😉🧤

Why bother? Because listing preparation is often in the details buyers may not consciously notice but they certainly feel it when they walk through your door.

That’s why I always do a pre-listing walkthrough where I’ll walk through the home with you and help identify what’s worth your time and money, what to leave alone & what will make the biggest difference.

So go ahead and fix the little things:

• Fix leaky faucets, running toilets and sticking doors.
• Patch holes in drywall and touch up scuffed paint.
• Clean baseboards, walls, doors & trim.
• Service your HVAC system.
• Replace burned-out lightbulbs.
• Wash windows.
• Make sure the home feels fresh, clean and cared for.

90% of my business comes from referrals which means the world to me. ❤️

This couple was referred to me when they were planning their move to Calgary and needed someone local to help them find the right home.
We clicked immediately and they were fantastic from day one: thoughtful, curious & full of really good questions (which I LOVE).

We did FaceTime calls, talked through neighbourhoods and properties, scheduled showings and had lots of conversations about what they wanted their move to look like.

And because I talk about real estate investing approximately all the time 😂 — and own several investment properties that I also self-manage — we knew a home with a suite was worth exploring.
Their goal wasn’t just to buy a beautiful house but to also help offset a mortgage and become part of their long-term wealth building strategy.

We finally found a beautifully renovated home tucked onto a quiet cul-de-sac in Scenic Acres, with over 3,500 sq. ft. of developed living space and a walkout legal suite. It’s the kind of house they won’t quickly outgrow and that will serve them well as mortgage helper or even multigenerational living down the road.
