CALGARY MARKET UPDATE | OCT 21–27
Calgary’s fall market is settling into its seasonal rhythm.
📉 Showings: down 4%
📉 Sales: down 15%
📉 New listings: down 15%
Sales pulled back after two weeks of growth, but new listings declined at the same rate. That suggests incoming supply is adjusting alongside demand as we move toward winter.
One big percentage jump: showings in the $1.3M–$1.4M range rose 109%. But that bracket saw just 48 showings, so a small change in activity can create a dramatic percentage swing.
The bigger picture: a quieter market doesn’t automatically mean a weaker one. What matters is how buyer demand compares with available inventory—and conditions still vary by property type and price range. With more inventory than earlier this year, pricing well matters.
Interest-rate note: The Bank of Canada raised its policy rate to 2.50% on October 28. Variable-rate borrowers may feel the change more directly; fixed mortgage rates are influenced mainly by bond yields.
