Calgary Detached Homes Hold While Condos Sag
As a Calgary-based real estate investor and investor-focused realtor, I keep a close eye on how different property types are performing in our city. Late Q3 numbers show the market holding steady overall, with 1,650 residential sales—down about 4% from last year—and a benchmark price of $566,700, just 1% lower. Inventory sits near four months, so conditions remain stable for both buyers and sellers. What really stands out to me is the resilience of detached homes: we saw 896 sales, up more than 4% year-over-year. Even with benchmark pricing easing about 1% to $739,400, the sales-to-new-listings ratio is just above 50%, and supply sits just over three months, signaling a balanced market for detached properties.
On the other hand, higher-density segments are seeing a pause after several years of construction growth. Apartment condos recorded 343 sales, down roughly 14% year-over-year, and row-home supply topped four months for the first time in 2026. Apartment condo benchmark pricing dropped over 8% to $291,400, while row homes settled at $412,400—a number that’s especially relevant for investors considering financing strategies in Calgary right now. Seasonally adjusted prices remained steady compared to mid-Q3, which tells me this late-Q3 softness is in line with typical market patterns, even as strong employment and positive net migration continue to support demand in our city.
