Calgary Housing Market Cools
Calgary’s housing market took on a cooler tone in late Q3, with the residential benchmark price settling at $566,700. Sales dropped around 4% year-over-year to 1,650, and new listings fell by roughly 11%, signaling a softer overall pace. Inventory clocked in at 6,500 homes—down about 6% from last year—with supply hovering near four months. This gives buyers more breathing room to compare options thoughtfully, a welcome shift for those who value careful consideration.
Detached and semi-detached homes, however, held steady: detached sales rose 4% to 896, and semi-detached sales climbed 5% to 163. Prices remained resilient at $739,400 and $685,200 respectively—figures that reflect the continued strength in these segments. Meanwhile, higher-density properties faced more headwinds: row home sales dropped 18%, and apartment sales slipped 14%, with benchmark prices at $412,400 and $291,400.
An economist recently pointed out that the construction boom of the past three years has largely added supply in apartments and row homes, helping explain the split in Calgary’s market by property type. Every transaction is unique—and this latest market data highlights the importance of understanding the nuances behind each property type.
