📢 BANK OF CANADA RATE UPDATE | OCTOBER 28, 2026

🇨🇦 The Bank of Canada has increased its key interest rate by 0.25%.

The overnight policy rate is now 2.50%, up from 2.25%.

🏡 What does this mean for the real estate market?

🔹 Variable-rate mortgages: Borrowers may see higher interest costs as lenders adjust their prime rates.

🔹 Fixed-rate mortgages: These are influenced mainly by bond yields and may not change directly because of today’s announcement.

🔹 Homebuyers: It’s more important than ever to understand your budget, mortgage options, and purchasing power before making a decision.

🔹 Homeowners and sellers: Interest rates are one factor affecting buyer affordability, but location, property condition, pricing, and market supply also matter.

📊 What happens next?

The Bank of Canada has indicated that further rate increases may be necessary, depending on how inflation and the economy develop.

Detached homes remain relatively strong, with around 3 months of supply, while some areas continue to see solid demand.

🏘️ Townhomes
More choices are available for buyers, creating a more balanced market and increased competition among sellers.

🏢 Apartment Condos
This segment continues to have the highest level of inventory, with more than 5 months of supply, giving buyers more negotiating room and creating more competition between sellers.
