Office-to-Residential Conversions Continue to Shape Canadian Cities
The transformation of over 10 million square feet of Canadian office space into approximately 17,000 new residential units is making a real impact on our cities, helping breathe new life into urban areas. Each city is finding its own approach—some focusing on prime office spaces, others turning older buildings into much-needed homes. As someone who believes real estate is about new beginnings and community, I find it exciting to see how these changes are shaping neighborhoods and creating fresh opportunities for people looking for a place to call home. It’s another example of how our evolving market can unlock new possibilities for both buyers and sellers.

Calgary Detached Sales Improve
A closer look at Calgary’s late-Q3 market reveals a resilient performance in detached home sales. We saw 1,650 total sales—on par with mid-Q3 and only about 4% lower than this time last year. What stands out is that detached sales actually climbed over 4% year-over-year to 896, outpacing mid-Q3 numbers. This uptick, fueled by more listings and greater choice, helped our city avoid the deeper seasonal slowdown many expect.

The market also saw a push in new listings, especially in apartments and row homes, following a substantial three-year construction boom. This created more of a buyer’s market for those property types, but detached homes stayed balanced, with supply holding steady at just under four months. Prices remained stable compared to mid-Q3, though the unadjusted Calgary benchmark sat at $566,700—down about 1% year-over-year, with sharper declines in the high-density segment.

As someone who believes every move is a new chapter, I see these trends as a reminder of how dynamic our local market truly is. Whether you’re navigating a sale or searching for your next home, a balanced perspective and proven local insight make all the difference.

Calgary Detached Homes Buck the Slowdown
Calgary’s detached home market continues to defy the typical late-summer slowdown. We saw 1,650 home sales in Late-Q3—down about 4% from last year, and holding steady compared to the previous month. What stands out is the strength in the detached segment: 896 detached homes sold, not only outpacing Mid-Q3 but also marking a year-over-year increase of more than 4%. That demand has kept our market steady, even as overall activity softened.

New listings ticked up from Mid-Q3, shifting our sales-to-new-listings ratio to around 49%. Inventory remains stable, with months of supply just under four. According to economists, much of the recent construction has added higher-density options, while steady interest and limited new detached builds have kept detached inventory in check—preventing any oversupply in that segment.

Prices have moved differently across property types. Year-over-year, row homes are down about 8%, apartments about 6%, and detached homes just 1%—with the softest conditions in the northeast, east, and north districts. As someone who values transparency and local insight, I keep a close eye on these shifts. My goal is always to help you navigate Calgary’s changing market with confidence and clarity, so your next move feels like the right one.

Calgary Housing Market | 2026 Home Prices
Navigating Calgary’s housing market is always about more than numbers—it’s about understanding what those numbers mean for your next chapter. Recently, we’ve seen a 16% drop in sales and 10% fewer new listings across Calgary. Despite this, prices have held steady around $571,500, with average sale prices actually rising 4%. Condos experienced a 6.5% dip, while townhouses and single-family homes only saw slight declines. I believe that real estate is about people and stories, not just transactions. As someone rooted in Calgary, I’m committed to providing clarity and confidence as you consider your next move.

Calgary Detached Homes Hold While Condos Sag
Calgary’s real estate market continues to show its unique character as we head through late Q3. Detached homes stood out with 896 sales—a jump of over 4% compared to last year—even as the broader residential market saw a slight dip, with total sales at 1,650 (down about 4% annually) and the benchmark price at $566,700 (down roughly 1%). Detached home prices eased slightly to $739,400, and with just over three months' supply and sales-to-new-listings hovering above 50%, this segment remains notably resilient.

After a three-year construction boom, higher-density options like condos and row homes have softened. Apartment condos saw 343 sales, a year-over-year drop of about 14%, and their benchmark price landed at $291,400—over 8% lower than last year. Row homes hit $412,400, and their supply levels topped four months for the first time in 2026—a key detail for anyone considering financing or investment options in these property types.

Despite some late Q3 softness, seasonally adjusted prices have held fairly steady since mid-Q3. Ongoing job growth and positive net migration are helping to support overall demand in our city. As someone deeply rooted in Calgary’s real estate landscape, I believe understanding these shifts is essential to making well-informed decisions—whether you’re dreaming of a new home or ready for your next chapter.
