Office-to-Residential Conversions Continue to Shape Canadian Cities
It’s fascinating to see the transformation happening in Canadian cities—over 10 million square feet of office space is being converted or redeveloped into approximately 17,000 residential units. This shift is playing a significant role in revitalizing our urban landscapes. Each city is approaching these conversions differently, with a noticeable uptick in demand for well-located office buildings, while older properties are finding new life as residential spaces. Having built my real estate career on providing knowledgeable advice and a client-focused approach, I’m always watching these trends closely to help clients navigate changing opportunities in the market. It’s an exciting time to consider how these changes might impact your own real estate goals.

Calgary Home Prices Forecast to Gain 1.5%
As someone who's watched Calgary's market evolve over the years, I find the latest year-end forecast especially telling. Despite a national shift and a weaker-than-expected third quarter, Calgary is still projected to see home prices rise by about 1%–2% through late Q4 2026. That stands out, particularly as many buyers remain cautious amid economic uncertainty and higher borrowing costs. While negotiation power has tilted in the buyer’s favor, widespread confidence hasn’t quite returned to fuel a major sales rebound. What sets Calgary apart right now is its resilience—still managing price gains even as other markets soften. In my experience, it’s these resilient periods that offer unique opportunities for both buyers and sellers, and I’m always here to provide clear, client-focused guidance as the landscape shifts.

Calgary Housing Splits: Detached Up, Condos Down 8.3%
September’s Calgary market offered some interesting contrasts: while overall home sales slipped by 3.8%, detached and semi-detached properties actually saw gains of 4-5%. Meanwhile, row homes and apartments experienced declines, with apartment prices dropping 8.3% and detached prices edging down just 1%. Semi-detached homes held steady with a slight uptick. Fewer listings and lower inventory continue to shape the landscape. Having worked with clients through many market cycles since 2002, I understand how these shifts can impact your plans and decisions. My focus remains on providing you with the right advice to navigate these changes, ensuring the process is both informed and enjoyable.

Detached homes buck Calgary's September slowdown
September brought some interesting shifts to Calgary's housing market. While overall sales reached 1,650, it was the detached homes that truly stood out—posting a 4% increase in sales even as the benchmark price edged down nearly 1% to $566,700. In contrast, higher-density properties faced more buyer-friendly conditions as supply grew, and inventory levels varied significantly across different neighborhoods. Having navigated Calgary’s market since 2002, I’ve seen how these subtle market turns can shape strategy. My focus is always on ensuring clients are informed and comfortable, whether they're looking for a detached home or exploring options in higher-density areas. The key is understanding these local trends so you can make decisions with confidence and clarity.

Rewards Can Support Home Purchases
As someone who values smart ways to support homeownership, I’m always interested in programs that help buyers make the most of their money. A rewards program recently caught my attention, as it offers the chance to stack with your existing card rewards—without any upfront costs. For example, imagine ordering dinner through a food delivery app: you could earn points from your credit card and from the rewards program itself, thanks to partnerships that let your everyday spending go further. It’s a creative way to accelerate rewards that might be put toward home-related expenses. That said, it’s wise to keep an eye on how these programs evolve and whether they maintain their value over time. And if you’re cautious about sharing account data with third-party apps—especially with limited open banking—know that you’re not alone. I always aim to highlight opportunities that align with my commitment to knowledgeable advice and an enjoyable experience as you move toward your real estate goals.

Calgary Housing Market Cools
As we moved through late Q3, Calgary’s residential benchmark settled at $566,700, with sales easing by about 4% to 1,650 and new listings down roughly 11%. This shift signals a more balanced market, giving buyers a bit more time and space to weigh their choices—a welcome change for many seeking the right fit. Inventory stood at 6,500 homes, about 6% lower than last year, with supply at nearly four months. For those eyeing detached or semi-detached properties, these segments demonstrated resilience: detached sales edged up 4% (896 homes sold), and semi-detached rose 5% (163 homes), with prices remaining steady at $739,400 and $685,200, respectively. In contrast, higher-density properties faced more headwinds, with row home sales down 18% and apartments down 14%, benchmarked at $412,400 and $291,400. An economist noted that the construction boom of the past three years has concentrated new supply in apartments and row homes, shaping the unique dynamics we’re seeing today. Drawing on over two decades of client-focused experience, I always encourage buyers and sellers to consider how these trends may influence their next move.

Acadia Real Estate Statistics Update
Here’s a quick look at Acadia’s real estate activity for September 2026: the median home ask price came in at $315,000, with a median sold price of $310,500. Looking at the year as a whole, the median ask was $576,225 and median sold price reached $568,640. There were 15 homes listed, and 7 sales closed, with the highest sale at $845,100. Acadia’s population stands at 9,915, and the area’s crime rate is a reassuringly low 1.26 per 1,000. As someone who believes in arming clients with clear, relevant data, I find these numbers help set realistic expectations—whether you’re considering a move or simply want to stay informed. My focus is always on knowledgeable advice and making your real estate experience as smooth as possible.
