🏡 30 Days of Real Estate Facts — Day 30!
Just because everyone says it’s a good time to buy or sell doesn’t mean it’s the right time for you.
You might hear that prices are rising, interest rates are changing, or that you should buy now before you miss out.
But here’s what I want you to remember: real estate decisions should be based on your circumstances, not just what the market is doing.
Are you financially prepared? Does the move make sense for your lifestyle? How long do you plan to stay? What other priorities do you have right now?
These are important questions because the right decision for one person might not be the right decision for another.
Sometimes buying makes sense. Sometimes selling is the right move. And sometimes, the smartest decision is to wait, prepare, and revisit your options later.
Real estate isn’t about rushing into a transaction. It’s about understanding your options and making a decision you can feel confident about.
And that’s the kind of guidance I believe every buyer and seller deserves.
This is Day 30 of my 30 Days of Real Estate Facts! 🎉
Over the past 30 days, we’ve covered everything from buying costs and home inspections to selling strategies and the little details that can make a big difference.
Thank you for watching, learning, commenting, and being part of this journey. Feel free to let me know what topics you’d like me to cover next.
If there’s one thing I hope you take away, it’s this: you don’t have to know everything about real estate, and you don’t have to make decisions based on pressure. Get informed, ask questions, and choose what makes sense for you.
And if you’re considering a move in Calgary or the surrounding areas, I’m happy to help you explore your options.
Your circumstances matter. Your questions matter. And your decision should make sense for you.

🏡 30 Days of Real Estate Facts — Day 29!
Think you need to have everything figured out before contacting a Realtor? You really don’t.”
Maybe you’re thinking about buying a home in Calgary, but you’re not sure how much you need for a down payment.
Maybe you want to sell, but you have no idea what your home might be worth, what the process looks like, or where to even begin.
Or maybe you’re just curious and wondering whether now is the right time.
Here’s the thing: You don’t need to have all the answers before starting the conversation. That’s part of what a Realtor is there to help you with.
You can ask questions, talk through your options, understand what you may need to prepare, and get a clearer picture of what your next steps could look like.
And no, having a conversation doesn’t mean you have to buy or sell tomorrow.
Sometimes, the most valuable first step is simply getting informed.
That’s Day 29 of 30 Days of Real Estate Facts!
Tell me in the comments: What’s one real estate question you’ve always wanted to ask but never have?
And if you’re thinking about buying or selling in Calgary or the surrounding areas, you’re welcome to reach out. You don’t need to have it all figured out first.

🏡 30 Days of Real Estate Facts — Day 28!
Real estate isn’t really about houses. And if you think it is, you’re missing the bigger picture.
Think about it for a moment.
Behind every home purchase, there’s a person or a family making a decision that could shape the next chapter of their lives.
It could be a first-time buyer finally getting the keys to their very first home.
A growing family realizing they need more space.
Someone relocating to Calgary and trying to find their feet in a new city.
Or a homeowner deciding it’s time to downsize, start fresh, or make a different financial move.
And every one of those situations comes with different priorities, questions, hopes, and sometimes, fears.
That’s why real estate should never be just about finding a property or completing a transaction.
It’s about understanding what matters to the person making that decision, helping them explore their options, and making sure they have the information they need to move forward with confidence.
Because a house is the property.
But what it means to the person buying or selling it? That’s the part that really matters.
That’s Day 28 of my 30 Days of Real Estate Facts!
And I’d love to know: What does owning a home mean to you—is it security, freedom, building wealth, having a place to call your own, or something else?
Share your thoughts in the comments. I’d genuinely love to hear them.
And follow along—we’re almost at the finish line!

🏡 30 Days of Real Estate Facts — Day 27!
That spare bedroom you’re using to store boxes? It could be the home office a buyer is looking for.
When buyers walk through a home, they’re not just looking at the rooms. They’re imagining how those spaces could fit into their everyday lives.
And with more people working remotely or using a hybrid work schedule, a dedicated workspace can be an important consideration for some buyers.
Now, here’s where things get interesting.
If your spare room is packed with storage boxes, exercise equipment and miscellaneous items, buyers may struggle to see how they could use that space as an office.
But if the room is arranged to clearly show a desk, a comfortable chair and enough space to work, it becomes easier for buyers to picture themselves using it.
And you don’t necessarily need to spend money creating a brand-new office.
Sometimes, it’s simply about helping buyers recognize the potential that’s already there.
Of course, not every buyer needs a home office, and presenting a room this way doesn’t guarantee a higher selling price.
The goal is to help buyers see how your home could work for their lifestyle—not just what it looks like today.
That’s Day 27 of my 30 Days of Real Estate Facts!
Now I’m curious: If you were buying a home today, would a dedicated home office be a must-have, a nice-to-have, or not important to you?
Let me know in the comments, and follow along for tomorrow’s real estate fact!

🏡 30 Days of Real Estate Facts — Day 26!
That Calgary home is advertised as having four bedrooms… but what if one of them shouldn’t actually be counted as a bedroom?
This is something buyers need to pay attention to, especially when looking at homes with finished basements.
Just because a room has a bed, a closet and a door doesn’t automatically mean it meets the applicable requirements for a bedroom.
For example, window size and emergency escape requirements can be important, particularly for basement bedrooms. Ceiling height, ventilation and other building-code requirements may also be relevant, depending on the property and the work that was done.
And here’s why this matters: if you’re buying a home because you need four bedrooms for your family, you want to know whether that basement room can actually serve the purpose you’re counting on it for.
You should also be careful about assuming that a finished basement or a room described as a bedroom is proof that all required permits and approvals were obtained.
So what should you do?
Ask questions, have the room and relevant documentation checked, and seek qualified guidance where needed. Don’t rely on the listing description alone.
Because there’s a difference between a room being used as a bedroom and a room meeting the requirements to be one.
That’s Day 26 of my 30 Days of Real Estate Facts!
Tell me in the comments: When viewing a home, would you know what to look for before counting a basement room as a bedroom?

🏡 30 Days of Real Estate Facts — Day 25!
Found a quick-possession home in Calgary? Before you get excited about moving in next month, there’s something you need to check!
The term quick possession sounds like the home is ready and waiting for you to move straight in.
But that isn’t always the case.
A quick-possession home is generally a property a builder already has underway or completed, with the intention of offering an earlier possession than a home built from scratch.
But quick possession doesn’t automatically mean immediate possession.
For example, the home might still need finishing work, final inspections, or other steps before the builder can hand it over. Even if construction is complete, the possession date will depend on the builder’s timeline and the requirements that need to be met before closing.
And here’s another thing to remember: you shouldn’t make moving arrangements based only on the advertised possession date.
Confirm the home’s actual completion status, the expected possession date, what’s included in the purchase, and what could cause that date to change.
If you’re selling your current home, ending a lease, or arranging movers, those details become even more important.
Because the goal isn’t just to find a home you can get sooner.
It’s to know when you can realistically take possession—and plan your move around that.
That’s Day 25 of my 30 Days of Real Estate Facts!
Have you ever assumed that a quick-possession home meant you could move in immediately? Let me know in the comments!

🏡 30 Days of Real Estate Facts — Day 24!
Would you rather be the first person to live in a home, or buy a home where you can see how it has held up over time? Your answer might influence whether you choose new construction or resale.
When you’re buying a home in Calgary, both options can be worth considering—but there are some important differences.
With new construction, you may have the opportunity to choose certain finishes, colours, layouts or upgrades, depending on the builder and stage of construction.
But don’t assume every feature you see in a show home is included in the advertised price. Ask what’s actually included, what costs extra, and what the expected completion timeline looks like.
With a resale home, you can usually assess the finished property, its existing features, the surrounding neighbourhood and how the home has been maintained over time.
You may also get established landscaping, mature trees or improvements the previous owner has already completed.
However, you’ll want to look carefully at the home’s age, maintenance history and the condition of its major components.
And here’s something buyers sometimes overlook: the purchase price alone doesn’t tell you which option offers better value.
Compare what you’re actually getting, what you may need to spend later, the location, and how each property fits your plans.
So before choosing between new construction and resale, look beyond the excitement of a brand-new home or the appeal of a move-in-ready property.
Choose the home that makes the most sense for your needs—not just the one that looks best on paper.
That’s Day 24 of my 30 Days of Real Estate Facts!
Tell me in the comments: If you were buying today, would you choose new construction or resale—and why?

🏡 30 Days of Real Estate Facts — Day 23!
Looking for a home in Calgary? Before you decide what to buy, you might want to think about WHERE you want to live, because not every community offers the same options.
One thing I want buyers to understand is that choosing a home isn’t just about the property itself. The community you choose can make a big difference, too.
For example, if you’re exploring Mahogany, you might be drawn to the lake lifestyle, recreational amenities and the mix of housing options available in the community.
In Seton, you can explore options that may appeal to buyers who value access to amenities, shopping, services and the South Health Campus area.
And if you’re looking at Heartwood, you may find newer housing options worth exploring as you consider your budget, preferred home style and future plans.
Now, if you’re open to looking beyond Calgary’s city limits, Airdrie is another option to consider, with a variety of housing styles and communities of its own.
But here’s the important part: none of these communities is automatically the best choice for everyone.
Your budget, commute, lifestyle, household needs and the type of property you’re looking for should all help guide your decision.
So instead of asking only, “What can I afford?” also ask, “Where can I find the right combination of home, location and lifestyle for me?”
That’s Day 23 of my 30 Days of Real Estate Facts!
If you’re exploring Calgary and aren’t sure which communities to consider, send me a message with “COMMUNITY.” I’d be happy to help you start narrowing down your options based on what matters most to you.

🏡 30 Days of Real Estate Facts — Day 22!
Hey Canada, I hope you all had a great Thanksgiving!
“You’ve finally saved enough for a down payment. Congratulations! But are you financially ready to buy a home? There’s something else you need to consider.”
When you’re planning to buy a home, it’s easy to focus so much on saving your down payment that you forget about the other expenses that can come with closing a purchase.
For example, you may need to budget for a home inspection, legal fees, a property title registration fee, and adjustments for expenses the seller has already paid, such as property taxes or condo fees.
And depending on your situation, there could be other costs too.
Here’s why this matters: you don’t want to put all your available savings toward the down payment and then realize you don’t have enough money set aside to complete the purchase comfortably.
So, before you start shopping for a home, ask your mortgage professional and real estate team to help you understand the funds you’ll need beyond your down payment.
Because being ready to buy isn’t just about qualifying for a mortgage or saving enough for the deposit.
It’s about being financially prepared for the entire transaction.
That’s Day 22 of my 30 Days of Real Estate Facts!
Tell me in the comments: When you were saving to buy a home, did you know there were additional costs beyond the down payment?
Follow along for the next real estate fact!
