Calgary to Edmonton in 1 hour 45 minutes, at up to 320 kilometres an hour, against about 3 hours by car. Would you ride it? πŸš„

Alberta plans to ask private companies to bid on a high-speed line, with a builder picked by April 2027. Planned stops: downtown Calgary, the Calgary airport, Airdrie, Red Deer, the Edmonton airport and downtown Edmonton.

What decides whether it is worth it:
πŸ’° Cost: Alberta's Passenger Rail Master Plan puts the network at $38 billion, within a range of $19 billion to $76 billion
πŸ›οΈ Funding: $15 million committed over 3 years, for planning
πŸ“œ History: studied in 1985 and again in 2014, with nothing built
🏘️ Land: a University of Genoa study found a new station raised nearby prices, strongest 15 to 30 minutes from the stop

Should a county sell its own land and decide its own rezoning on the same deal? A $300 million AI data centre is proposed next to a truck stop on Highway 2, 128 kilometres north of Calgary. Who gets a say in where it goes? πŸ–₯️

Wave Infrastructure has applied to buy Lot 24 in Red Deer County's Junction 42 Business Park, just outside Penhold. The build would draw 5 megawatts, about 1/200th the size of Meta's 1 gigawatt site north of Edmonton.

3 checks decide whether it gets built:
🏞️ Land: the county owns Lot 24 and also has to apply to rezone it
πŸ“’ Hearing: a rezoning needs a public hearing and at least 1 developer open house, and the county's hearings page lists none yet
⚑ Province: the Alberta Utilities Commission may still need to sign off on power, and Alberta Environment and Protected Areas on water

The big projects drew the fights. The small ones are going into county business parks, under rules most residents have never read.

How can a Calgary community association be older than its own neighbourhood? 🏘️

Because many associations existed before the neighbourhoods were fully built!

🏑 1908: Early community gatherings began.
πŸ“œ 1929: Parkhill used the term "community association."
🀝 1961: 47 associations formed a citywide federation.

Most of Calgary's growth happened after World War II, but residents were already organizing long before that.

Today, 156 community associations help shape Calgary's neighbourhoods, supported by thousands of volunteers.

Renovations are exciting… until you're three months in, the budget keeps changing, and nobody can tell you when it'll be done. πŸ˜‚

That's why we love working with Matt from

We've known Matt for a few years now. Jaz was actually one of his first clients! He did a full kitchen renovation for her, including a new island and cutting in a window.

And since then, we've sent quite a few clients his way.

One thing we really appreciate about Matt is how organized he is. He uses software that tracks pretty much everything, from the budget and timeline to the smallest changes. Want to change a paint colour halfway through? It's documented. Everyone knows what's happening, and there's a record of what's been agreed on.

He also works with a fixed price and a clear timeline, which, if you've ever gone through a renovation, you know how much of a difference that makes.

Matt's got 24 years of experience, including work across Europe and Scandinavia, and takes on everything from kitchens and bathrooms to full home renovations, basements and additions.

Anyway, if you're planning a renovation, here's one thing we'd recommend asking any contractor: Can I see how you track the budget, changes and timeline?

It'll tell you a lot about how they work.

Alberta home insurance is up 11.9%, the steepest increase of any province. Why does a car get a rate cap and a house doesn't? 🏠

Property insurance in Alberta has no rate board, no filing and no ceiling. Some hail deductibles now run $10,000, and that cost shows up the day a claim is filed.

Is 13 cents off your gas worth it if your fixed rate goes up with it? Alberta's fuel tax is suspended, but the same oil price is pushing the 5-year bond yield to about 3.7%.

The tax on gas and diesel is suspended through the end of 2026, as announced by Premier Danielle Smith.

β›½ Pump: 13 cents a litre for 13 weeks, about $68 for 40 litres a week or $135 for 80
πŸ” Trigger: the tax switches off when oil averages $90 US a barrel or more, and returns in full under $80
πŸ“ˆ Rates: Canada's 5-year bond yield hit a 2-year high of about 3.7%, and fixed mortgage rates are priced off that yield

The rate resets every quarter, so the next oil average decides whether the tax comes back in the new year. For anyone with a mortgage renewal in the next 12 months, the 5-year bond yield matters more than the pump price.

Is the condo market back? πŸ™οΈ

Beltline sales more than doubled from August to September.

πŸ“ˆ 25 sales in August, 55 in September
πŸ“… July had 56
πŸ”½ Year-to-date sales still down about 19%

August was the odd month. There are buyers at today's prices, so price for them, not for last year.

Why did one of Calgary's richest neighbourhoods disappear from September's luxury home rankings? πŸ’Ž

Upper Mount Royal had ZERO home sales!

Meanwhile, Calgary's luxury neighbourhoods saw:

πŸ₯‡ Rideau Park: $2.525M
πŸ₯ˆ Elbow Park: $2.39M
🏑 Elboya & St. Andrews Heights: $1.9M

But here's the thing: 7 of the top 10 neighbourhoods had 4 sales or fewer.

One sale can completely change the rankings.
