🚨 SOUTHERN ALBERTA! WAITING JUST GOT MORE COMPLICATED.

The Bank of Canada just raised interest rates.

And the latest Calgary housing numbers tell a VERY interesting story. 👀

📈 October 28, 2026: The Bank of Canada's overnight rate increased from 2.25% to 2.50%.

But here's what caught my attention. 👇

🏡 CREB Region MARKET UPDATE:

October 2026 month-to-date vs. October 2025:

🔴 Home sales: DOWN 14.59% 🔴 Pending sales: DOWN 18.59% 🔴 Active listings: DOWN 4.90% 🔴 New listings: DOWN 9.14%

💰 Median sale price: $572,200 📉 Price change: Just -0.49%

Read that again.

Sales are down nearly 15%.

But the median sale price has barely moved.

🤯 SO WHERE'S THE BIG PRICE CRASH EVERYONE WAS WAITING FOR?

The truth?

There isn't one showing up in these citywide median numbers.

That doesn't mean prices aren't falling in certain neighbourhoods or property types. Some segments are facing considerably more competition than others.

But it DOES mean waiting for prices to drop isn't a guaranteed strategy.

And now borrowing costs are part of that equation.

🔑 THINKING ABOUT BUYING?

Before waiting another six months, find out:

✅ What you can comfortably afford. ✅ Whether a mortgage rate hold makes sense. ✅ Where buyers may have negotiating room. ✅ Whether buying now or waiting actually improves your financial position.

🏷️ THINKING ABOUT SELLING?

Today's buyers are paying attention.

Pricing, presentation, and understanding your competition matter more than ever.

❤️ HERE'S MY ADVICE.

Don't buy because you're afraid rates will rise.

Don't sell because someone predicts a crash.

And don't put your life on hold waiting for a perfect market that may never arrive.

Make your next move based on YOUR finances, YOUR goals, and YOUR timeline.

💰 THE HIGHEST OFFER ON YOUR HOME COULD END UP COSTING YOU MORE.

Sounds backwards, doesn't it? 👀

If you're selling a home in Calgary, Airdrie, Cochrane, Okotoks, Strathmore, or anywhere in Southern Alberta, here's something worth knowing BEFORE you accept an offer.

An extra $10,000 on paper doesn't automatically mean an extra $10,000 in your pocket.

Imagine accepting the highest offer on your home.

You're excited. You've started making plans. Maybe you've even found your next home.

Then the unexpected happens.

The buyer can't secure financing. 😬

The deal falls apart.

And suddenly...

⏳ You've lost valuable time on the market.

🏡 Potential buyers may have moved on.

💸 Your moving plans could be disrupted.

😩 You're back to square one, possibly in a different market.

Now, does that mean you should automatically accept a lower offer?

Absolutely NOT.

But here's what I want Southern Alberta homeowners to understand.

The BEST offer isn't always the HIGHEST offer.

When comparing real estate offers, you need to look at the entire picture.

🔑 How financially prepared is the buyer?

🔑 What conditions are attached to the offer?

🔑 How long does the buyer have to satisfy those conditions?

🔑 What are the deposit terms?

🔑 Does the possession date actually work for YOUR plans?

Because sometimes, the terms of an offer can be just as important as the price.

And sometimes, the extra $10,000 really IS worth taking.

The key is knowing the difference.

💬 LET'S SETTLE THIS!

You're selling your home and receive two offers:

💰 OFFER A: $640,000 with a 14-day condition period.

🏡 OFFER B: $630,000 with a 10-day condition period and your ideal possession date.

Both have financing and inspection conditions.

WHICH ONE ARE YOU TAKING?

👇 Comment A or B and tell me WHY!

📌 SAVE this post if you're thinking about selling your home in Calgary or Southern Alberta.

And SHARE it with someone who's planning to sell. This is a conversation every homeowner should have before accepting an offer.

🏡 Your home is for sale. That doesn't mean your life should be on hold.

Can we talk about the part of selling a house that nobody seems to prepare you for?

The feeling that your own home doesn't quite belong to you anymore.

Suddenly, you're apologizing for the toys in the living room. You're worried about what buyers will think of your furniture. You're wondering whether you can leave a coffee mug on the counter without ruining someone's first impression. ☕

And every time your phone buzzes, you wonder if you'll need to pack up the kids, grab the dog, and disappear for another showing.

Here's what I wish more homeowners knew.

You can take selling your home seriously without making yourself miserable in the process.

A good selling plan should include more than professional photos, staging advice, and a listing price.

It should include YOUR life.

✨ Showing windows that respect your family's schedule.

✨ A realistic plan for keeping your home presentable without cleaning it from top to bottom every day.

✨ Clear expectations about which showing requests need flexibility and which can be scheduled differently.

✨ Honest conversations about buyer feedback, because someone's opinion about your kitchen isn't a judgment about the life you've built there.

And here's something else worth remembering.

Buyers are looking at your house through the lens of their future. You're looking at it through the lens of your past.

Those are two very different perspectives. ❤️

Whether you're selling in Calgary, Airdrie, Cochrane, Okotoks, or Strathmore, you deserve a selling experience that respects both your financial goals and your everyday life.

💬 If you've sold a home before, what was the most exhausting part? The constant cleaning, the last-minute showings, or hearing the feedback?

I'd genuinely love to know.

📌 Save this if selling your home is somewhere on your horizon.

🇨🇦 YESTERDAY, ALBERTANS MADE HISTORY. BUT THERE'S ANOTHER DECISION YOU MIGHT BE PUTTING OFF. 🏡

Yesterday, Albertans voted to remain part of Canada, rejecting the path toward a future separation referendum.

Regardless of how you voted, I think most of us want something similar.

❤️ Stability.
🌱 Opportunity.
🏡 A better future for ourselves and our families.

And yesterday reminded me of something important.

When our future matters, we don't have to sit on the sidelines.

Which got me thinking...

🤔 How long have YOU been waiting for things to settle down before making a real estate decision?

We've had political uncertainty, economic uncertainty, changing interest rates, and questions about where Calgary's housing market is headed.

So we tell ourselves:

⏳ "I'll buy when rates come down."
⏳ "I'll sell when prices improve."
⏳ "We'll downsize when things feel more certain."

But here's the question nobody asks enough.

Are you waiting because it's the smartest decision, or because uncertainty has made doing nothing feel safer?

There's a BIG difference.

📊 A slower housing market doesn't mean opportunity has disappeared.

For some buyers, it could mean more choices and negotiating room.

For some sellers, it means having a smarter pricing and marketing strategy.

For others, it might mean staying put for now.

Whether you're in Calgary, Airdrie, Cochrane, Okotoks, or Strathmore, the right decision depends on YOUR circumstances.

Because the market doesn't know your family needs more space.

It doesn't know you're ready to downsize.

And it doesn't know you've been dreaming about owning your first home.

🇨🇦 Yesterday, Albertans made an important decision about our province's future.

Maybe it's time to start getting clarity about yours.

👇 What's ONE real estate decision you've been putting off?

🏡 Buying?
📦 Selling?
🌿 Downsizing?

🚩 THE MOST EXPENSIVE HOME BUYING MISTAKE MIGHT START WITH FOUR WORDS.

"I love this house."

And there's absolutely nothing wrong with that.

The problem starts when loving a home becomes more important than understanding it.

Here's something most buyers don't realize. Once you've emotionally committed to a property, your brain starts working overtime to defend that decision.

🚩 That questionable renovation? "We can fix it later."

🚩 The aging roof? "It probably has a few good years left."

🚩 The unusually low condo fees? "What a great deal!"

🚩 The inspection concerns? "Every house has something wrong with it."

See what's happening?

You're no longer evaluating the property. You're negotiating with yourself to make it work.

And in real estate, those little compromises can become very expensive ones.

🏡 Whether you're buying in Calgary, Airdrie, Cochrane, Okotoks or Strathmore, here's my advice:

Fall in love with the home. Just don't fall so hard that you stop asking questions.

A good REALTOR® shouldn't just help you find reasons to buy a property.

They should help you recognize the reasons you might want to walk away.

Because sometimes the best real estate advice you'll ever receive is the advice that saves you from making an offer.

💬 Have you ever fallen in love with a house and overlooked something you normally wouldn't?

🏡 CALGARY HOME PRICES ARE DOWN. SO WHY ARE BUYERS STILL HESITATING? 👀

The September 2026 real estate numbers are in, and there's a lot to unpack.

📍 CALGARY 🏠 Benchmark price: $566,700 📉 0.8% YoY 🔑 Sales: 1,650 📉 3.8% YoY 📊 Inventory: 6,486 homes ⏳ Months of supply: 3.93

But look beyond Calgary and the story changes.

📍 AIRDRIE: $505,800 📉 3.8% 📍 COCHRANE: $575,400 📈 0.4% 📍 OKOTOKS: $606,800 📈 0.1%

Here's what these numbers DON'T tell you. 👇

My partner and I recently bought a home.

And guess what?

❌ It wasn't as new as we'd planned. ❌ It wasn't in our preferred location. ❌ The condo fees were higher than we'd imagined.

But we absolutely LOVE it. ❤️

We had to stop searching for a home that checked every box and start understanding which boxes actually mattered.

And that's something no market report can teach you.

💡 The right home isn't always the one you imagined. Sometimes it's the one you almost overlooked.

If you've been watching Calgary real estate for months, maybe your next step isn't making an offer.

Maybe it's simply walking through a few homes and discovering what actually matters to you.
