🏠 What’s holding your house up?

The basement is one place you don’t want to overlook during a home inspection. A rotted or leaning support post can be a sign of a potentially serious structural concern that deserves further investigation.

Not every issue is obvious when you walk through a home, and some of the most important things to check are out of sight.

As a home inspector, my goal is to identify concerns, explain what they mean, and help buyers make informed decisions—without unnecessary scare tactics.

Would you think to check the support posts in the basement when viewing a home? 👀

🚨 When was the last time you checked the age of your smoke alarms?

✅ Replace smoke alarms every 7-10 years. Over time, the sensors become less reliable, even if the alarm still appears to work.
✅ Look for the manufacture or installation date. It's often printed on the back of the alarm, so you may need to remove it from the ceiling to check.
✅ Don't rely solely on the test button. The test button confirms that the alarm, battery, and sounder are functioning, but it does not verify that the smoke sensor itself is still operating properly.
✅ Keep your alarms clean. Manufacturers recommend periodically removing dust and debris with a vacuum or soft brush, especially after renovations when fine dust can affect the sensor.

💡 A tip from your home inspector: When you install a new alarm, write the replacement date in large, permanent marker on the front or side of the unit where it's visible from the floor. It's a simple step that makes it easy to know when it's time for the next replacement—for both homeowners and future inspectors.

Smoke and carbon monoxide alarms are among the most important safety devices in your home. Taking a few minutes to check their age today could make all the difference tomorrow.

🔎 Inspector’s Toolkit – Telescopic Magnet

Some tools are small enough to forget about… until you really need them.
This week’s tool: the telescopic magnet. 🧲

It’s basically a tiny helping hand that fits in my toolkit and extends when I need a little extra reach.

I use it for things like:
🔩 Picking up dropped screws and small metal parts
🔧 Retrieving hardware from hard-to-reach places
🚪 Checking whether a material is actually metal — for example, when checking doors
🧰 Finding small metal objects that have disappeared into the wrong place

And yes, it has already saved me from crawling around on the floor looking for a tiny screw more than once. 😄

It’s inexpensive, takes almost no space, and has a surprisingly strong pull on my inspection routine.
Sometimes the smallest tools have the biggest attraction. 😉

What’s the little tool in your toolbox that you wouldn’t want to be without?
