Calgary Detached Homes Hold While Condos Sag
Let’s take a look at how Calgary’s real estate market shaped up in Late-Q3. Sales reached 1,650 across the city, down about 4% year-over-year, with the residential benchmark at $566,700—a slight 1% dip. Inventory remains steady with nearly four months of supply, leading to generally stable conditions overall.
Detached homes continue to be the highlight: 896 sales, representing more than a 4% increase from last year. Benchmark prices for detached properties eased by roughly 1% to $739,400, while the sales-to-new-listings ratio held just above 50% and supply sits at a little over three months.
Higher-density properties, on the other hand, are showing some softness after several years of strong construction activity. Apartment condos saw 343 sales—down about 14% from last year—and row-home supply exceeded four months for the first time in 2026. Benchmark pricing for apartment condos fell over 8% to $291,400, and row homes reached $412,400, which is particularly relevant for those considering financing options in Calgary.
Even with these shifts, seasonally adjusted prices held steady compared to Mid-Q3, suggesting that the late-quarter dip is par for the course. Strong employment numbers and continued positive migration are still supporting demand.
