One of the biggest mistakes I see buyers make in real estate is focusing too much on what a neighbourhood looks like today instead of what it could become over the next 5–10 years.
Here are 3 things I would look at before buying.
1. Follow the infrastructure, not the hype.
Look at areas benefiting from transit expansion, new connections, and improved transportation. Better connectivity can make neighbourhoods more desirable over time. Pay attention to areas around existing and planned transit corridors, but remember that future projects can face delays and their benefits may already be reflected in prices.
2. Look for zoning changes before everyone catches on.
Cities are changing how land can be developed, including opportunities for multiplexes and higher-density housing. Areas where zoning allows more housing could attract future investment and redevelopment. But don't assume every property will benefit equally. Check the actual zoning, lot characteristics, and municipal plans before making a decision.
3. Look for where jobs, amenities, and population are heading.
New employment centres, schools, community facilities, parks, and commercial developments can help shape demand. Instead of buying solely because an area is already popular, look for neighbourhoods where the fundamentals are improving and more people may want to live in the future.
Save this before your next property search.
