10 ways people become house poor after buying a home 😬

Most people think the mortgage payment is what creates financial stress.

Usually, it's everything that comes after.

1. Buying at your maximum approval amount instead of your comfort zone
Just because a lender approves it doesn't mean you'll enjoy the payment.

2. Forgetting about property taxes and insurance
These costs add up quickly and can change over time.

3. Furnishing the entire house right away
A new home doesn't need to be fully decorated in the first month.

4. Moving in with no maintenance budget
Every home needs repairs eventually. Some need them sooner than expected.

5. Starting renovations immediately
Live in the home first. You'll make better decisions once you understand how you actually use the space.

6. Underestimating utility costs
Larger homes often come with larger monthly bills.

7. Upgrading your lifestyle to match the house
New furniture, new décor, new car, new spending habits. It adds up fast.

8. Draining your savings for the down payment
Keeping some cash available after closing is just as important as getting the keys.

9. Underestimating strata fees (and the increases that follow)
Monthly fees can have a significant impact on affordability, especially when they rise over time.

10. Having no emergency fund after closing
Homeownership comes with surprises. Having a financial cushion makes those surprises easier to handle.

None of these things are usually a problem on their own.

But when several happen at once, that's when buyers start feeling the pressure.

The smartest buyers don't just budget for the purchase.

They budget for the life that comes after it.

Save this before buying your next home.

The market hasn’t stopped. Buyers have just gotten pickier...

Homes are still selling. But getting a home sold today takes a little more thought from the beginning. How you prepare the home, how you price it, and how you bring it to market can make a big difference. Our job isn’t to tell you the number you want to hear. It’s to give you an honest look at what’s happening, where your home fits, and what we can do to put you in the best position to sell.

Because when buyers have more choices, strategy matters.

Thinking about selling? Save this for when you’re ready to make a move.

Here's a thought that changes how a lot of couples think about money.

Over the next 10 years, many couples will earn well over a million dollars combined.

The question isn't whether the money will come through your hands.

It's where it will go.

For most people, it slowly disappears into rent, car payments, subscriptions, vacations, upgrades, and purchases they won't even remember a few years from now.

Not because they're irresponsible.

Because they don't have a shared destination for their money.

The most powerful financial asset many people have isn't a stock, a property, or a business.

It's having two people moving toward the same goal.

A home.

An investment property.

A financial freedom number.

A future they're intentionally building together.

Small contributions add up surprisingly fast when they're consistent.

What matters most isn't the exact amount.

It's having a plan, agreeing on the target, and staying committed long enough to see the results.

Because when two people are pulling in the same direction, progress tends to happen much faster than either person expects.

Save this and send it to your partner.

If you've viewed the same listing 17 times this week... you should probably go see it in person.

You’ve already memorized the photos.

You've checked the listing every morning.

You've zoomed in on the kitchen, measured the living room in your head, and figured out exactly where the couch would go.

At this point, the internet has done all it can do.

There comes a moment when scrolling stops being research and starts becoming a hobby.

Because one of two things usually happens when you finally walk through the front door:

You realize the photos were doing a lot of heavy lifting.

Or...

You instantly know why you couldn't stop thinking about it.

Either way, you get an answer.

And that's a lot more useful than opening the listing for the 18th time.

Share this with someone who's currently stalking a listing instead of booking a showing.

The smartest buyers don't just evaluate the house. They evaluate what life will actually look like after move-in day.

It's easy to get distracted by a beautiful kitchen, a renovated bathroom, or a stunning backyard.

But the things that impact your daily life are often the details you don't notice during a 20-minute showing.

How's the cell service?

Is the internet reliable enough for your needs?

What does the street feel like during rush hour?

Is there enough parking when family and friends come over?

When are garbage and recycling collected?

Are there any future developments planned nearby?

Have you driven the commute during the times you'll actually be travelling?

How close are the grocery stores, parks, schools, coffee shops, and everyday essentials you'll use all the time?

A home can check every box on paper and still not fit your lifestyle.

That's why the best buyers spend time exploring the neighbourhood just as carefully as they explore the property.

Because you're not just buying a house.

You're buying into a routine, a community, and a way of living.

Save this for your next home search.

Vancouver new construction starts have plummeted by 42% fewer new homes and here's why...

Construction costs are high. Financing is expensive. Land is expensive. Government fees, taxes, regulations and development requirements all add to the cost. At the same time, buyers have become more cautious, making it hader for developers to sell new projects at prices that make the numbers work.

And that creates a problem.

A developer can’t just build a project because the city needs more housing. The project still has to make financial sense. If the cost to acquire the land, finance the project and construct the building is higher than what the market will support, projects get delayed, redesigned or cancelled.

That means fewer homes actually make it from the planning stage to construction.

The irony is that when housing becomes less affordable, we need more supply but when the economics of building become more difficult, supply can slow down.

So this 42% drop isn't just a construction statistic.

It’s a signal that Vancouver’s housing affordability problem is also becoming a housing-production problem.

And if we want to understand where the market is heading, we need to pay attention to not just how many homes are for sale today, but how many are actually being built for tomorrow.
