Toronto condo supply in 2026: today’s inventory may be hiding a thinner future pipeline.

Buyers currently have selection and negotiating power—but homes that are not started today cannot become tomorrow’s completed inventory.

Weak construction starts do not guarantee a shortage or rising prices. They simply mean buyers and investors should study both timelines:

• Today’s available inventory
• Projects already under construction
• Future construction starts
• Building quality and location
• Layout, maintenance fees and reserve fund
• The price you are paying

A discounted condo is not automatically a good investment. But today’s headlines may not tell you what the market could look like several years from now.

Save this before comparing condos—and send it to someone considering a Toronto or GTA condo.

DM me **“SUPPLY”** for a building-level comparison framework.

Planning to renovate before selling? Don’t begin with the renovation. Begin with the buyer and the selling plan.

Before spending money, separate the possible work into three categories:

ADDRESS — safety concerns, damage and obvious defects.

REFRESH — paint, lighting and minor repairs that may improve presentation.

THINK TWICE — major projects or taste-specific changes without a clear selling purpose.

The right plan depends on the home, likely buyer, nearby competition, available budget and selling timeline.

Swipe through the comic. If selling is on your horizon, comment PREP or message me privately before starting the work.

I’ll help you identify what deserves closer consideration during a pre-listing walk-through.

Mortgage renewal in Canada: Should you pay down your mortgage or keep your emergency cash?

A lump-sum payment can reduce your mortgage balance and future interest—but using every available dollar may leave you financially exposed.

Before paying down your mortgage, compare:

✓ Interest you’ll save
✓ Higher-interest debts
✓ Emergency cash remaining
✓ Expenses coming within 12 months
✓ Your lender’s prepayment privileges

Home equity can build wealth—but it cannot pay tomorrow’s bill by itself.

Save this before your renewal meeting and send it to someone whose mortgage renews within the next 12 months.

DM me “RENEWAL” for the comparison checklist.

Home listed for three weeks with no offer? Here’s how to decide whether to reduce the price or wait.

Don’t make the decision based only on days on market.

First, diagnose what buyers are telling you:

• Plenty of showings but no offers may indicate a value, condition or presentation concern
• Almost no showings may mean the price—or the online first impression—is stopping buyers early
• Repeated feedback usually matters more than one isolated comment
• One nearby sale does not establish your home’s value
• Your timing and reason for moving should influence the strategy

Compare the current competition, recent comparable sales, showing feedback, photos, presentation and your moving deadline.

Then choose deliberately:

1. Improve the presentation
2. Reposition the price
3. Hold—with a clear market-based reason

Waiting without changing anything is not a strategy.

Save this before your next listing review and send it to someone whose home is sitting unsold.

DM “RESET” for a confidential second opinion on your listing.

CONDO OR FREEHOLD: WHICH ONE FITS YOUR LIFE?

A condo may reduce some of the maintenance you handle directly, but it can include monthly fees, shared decisions and corporation rules.

A freehold home may give you greater direct control, but maintenance, repairs and other ownership responsibilities rest more directly with you.

Neither option is automatically better. The right fit depends on your budget, lifestyle, time for upkeep and future plans.

Swipe through the comparison. Then comment HOME TYPE or send me a private message if you’d like help comparing the two options based on your plans.

Is putting 20% down always the smartest decision?

Not necessarily.

A larger down payment can reduce the mortgage, lower monthly payments and generally eliminate borrower-paid mortgage default insurance.

But if it drains nearly all of a buyer’s available cash, the purchase may create a different risk: owning the home without enough liquidity for closing costs, repairs or unexpected expenses.

The right comparison should include:

• Total mortgage amount
• Applicable insurance premium
• Interest rate and monthly payment
• Closing and immediate ownership costs
• Cash remaining after completion

The objective is not simply to make the largest possible down payment. It is to build a homeownership plan that remains comfortable after the keys are handed over.

Message me “DOWN PAYMENT” if you would like to compare the two approaches before purchasing.

GTA condo discounts: How do you identify a bargain before it becomes an expensive mistake?

More inventory and softer pricing can create opportunities—but a lower asking price does not automatically mean better value.

Before making an offer, compare:

• Price per square foot
• Maintenance fees and what they include
• Recent sales inside the building
• Current competing listings
• Unit layout and usable space
• Status certificate
• Budget and financial statements
• Reserve fund and planned repairs
• Existing or potential special assessments

The right condo at the right price can be an excellent purchase. The wrong building can erase the benefit of buying at a discount.

Save this checklist and send the Reel to someone considering a GTA condo.

Would you buy a condo right now? Comment “YES” or “NO.”

DM “CONDO” for my building-comparison checklist.

The down payment is ready. What else should a home buyer budget for?

Closing costs, moving, possible first repairs and monthly ownership expenses can all affect how comfortable a purchase feels. Being approved for a mortgage and feeling comfortable with the full cost are two different questions.

I put the distinction into this comic so buyers can plan before falling in love with a home. Look through the slides, then comment BUDGET or message me privately if you’re preparing to buy.

Could an eligible first-time buyer receive up to $130,000 in combined new-home tax relief?

Potentially—but not every buyer or new home will qualify for the maximum amount.

First-time buyer status, purchase price, agreement date, occupancy and the type of home can all affect eligibility.

More importantly, an incentive should never be the only reason to purchase a property. The complete decision should include:

• Final purchase price
• Deposit schedule
• Builder adjustments
• Closing costs
• Monthly affordability
• Comparable resale options

Buying a new home in Ontario? Comment **REBATE** or message me before signing so we can identify the numbers and questions that matter.
