✅ Home sales ↓ 9.0% vs last year (5,040 sales)
✅ New listings ↓ 14.4% (16,500 listings)
✅ Average price: $1,006,409 ↓ 5.1% year-over-year
📉 GTA buyers remained cautious in September, with economic uncertainty, inflation and borrowing costs continuing to weigh on home-buying decisions.
📉 Both sales and new listings declined compared to last year, but new listings fell at a faster rate, suggesting that while demand remains soft, fewer homeowners are also choosing to list.
📊 Compared to August, both sales and new listings declined on a seasonally adjusted basis, pointing to a slower start to the fall market.
📉 The average selling price remained above $1 million but was down 5.1% compared to last year. The benchmark price also declined 4.7% year-over-year, with both measures edging slightly lower compared to August.
💬 There continues to be significant pent-up demand across the GTA, but many potential buyers appear to be waiting for greater confidence around employment, inflation and the future direction of borrowing costs before making a move.
👉 For buyers, softer prices continue to create opportunities and negotiating power. If economic confidence improves and pent-up demand returns to the market, today's buying conditions may not last.
