MPAC = Municipal Property Assessment Corporation. It assesses properties in Ontario for property-tax purposes.
CVA = Current Value Assessment. This is the assessed value assigned to a property by MPAC.

Here’s the important part: Your CVA is not the same thing as your home’s current market value. Your property may sell for considerably more or less than its assessed value because market conditions, location, property features and buyer demand can change over time.

The takeaway: Don’t use your MPAC assessment alone to determine what your home could sell for today.

A signed agreement is a major milestone — but the deal may still depend on conditions, deadlines and due diligence being completed.

Things that can derail a transaction include:
💰 Financing falls through
🔎 Inspection uncovers a major issue
🏦 Appraisal doesn’t support the financing
📄 Important documents reveal a problem
⏰ A critical deadline is missed
🏠 The buyer or seller can’t meet an agreed term

The lesson? “Accepted” doesn’t always mean “done.” Until the transaction closes, staying on top of conditions, paperwork and deadlines matters.

Save this for the part of the home-buying journey that comes after the celebration. 🔑

FHSA = First Home Savings Account, a registered account designed to help eligible first-time buyers save for a qualifying home with tax advantages.
HBP = Home Buyers’ Plan, allows eligible buyers to withdraw qualifying funds from their RRSP to put toward a home.
RRSP = Registered Retirement Savings Plan, can potentially become part of your home-buying strategy through the HBP.

Each program has its own eligibility requirements, contribution limits and withdrawal rules. The takeaway: If you’re planning to buy your first home, understand your options before deciding where to save.

Not every issue needs to be fixed before you sell. The right choice depends on the cost, buyer expectations, market conditions and potential impact on your sale.

🔨 Repair — Fix the problem before listing when it could affect buyer confidence or value.
🔄 Replace — Upgrade something when replacement makes more sense than repairing it.
💳 Credit — Offer a buyer a credit so they can address the issue themselves.
📋 Sell as-is — Leave it as it is and price the home accordingly.

Spending money on improvements doesn’t automatically mean you’ll get it back. Before you start, talk through the options with your Realtor and look at the numbers.

The goal isn’t to fix everything. It’s to make the decisions that make sense for your sale.
