Yes, we’re going to talk about the one thing nobody wants to hear. But we promise you, it’s for good reason... because it’s not necessarily in your best interest to “price high to leave room for negotiation”.

It feels like common sense, but the reality can be very different. So, when we’re rooting for you to sell your home within your target range and get the interest your home deserves, we’re probably going to have a conversation about the pricing strategy.

At the end of the day, we’re here to help you. So, the decision is always yours, and it’s our job to give you the insight you need to make it an informed one.

Ask anyone who lives in South Georgian Bay full-time, and they'll tell you the same thing: the seasonal change through September and October brings a special shift across the Escarpment.

Between the summer waterfront crowds and the first ski run of winter, the region slows down. The trails are quiet, the leaves are bringing colour to the landscape, and you can easily get a table at your favourite local spot.

What's your favourite fall tradition around the Bay?

New listings jumped across both South Georgian Bay and Simcoe County after Labour Day, giving buyers a lot more to tour. But even with more competition on the market, sale prices held remarkably steady, and homes still closed right around 94% to 96% of asking price.

What it means for you:
Buyers have options and they’re taking their time. They aren't in a rush, and they aren't chasing ambitious price tags. If your home shows well and you price accurately for today’s market from day one, you're still in a good position to sell.

Every October, we sit down with homeowners who ask: “Should we just wait until spring to sell?”
It feels like the safe play, but six months is a long time to put your life on pause. We know what buyers are doing today; nobody knows what the world looks like in April. Plus, when spring rolls around, you’re suddenly competing with every other house on your block.

Swipe through for an honest look at fall vs. spring timing, and the easy way around the “snowy yard” problem if you decide to list mid-winter.

Happy closing to our clients on Cambria Island!

When our sellers came to us earlier this summer, their goal was clear: they were looking for an efficient, well-managed process that respected their timeline while properly honouring the property they’d cared for so meticulously.

Cambria Island is one of those rare Georgian Bay spaces that immediately stops you in your tracks. Set across four private acres surrounded by Crown land, facing into the open bay, it embodies everything that makes Pointe au Baril’s granite-and-pine community so iconic. Between the soaring timber-frame craftsmanship, the screened porch looking out over the water, and the quiet guest cabins tucked into the rocks, every corner of this property was built with intention.

With legacy island properties, bringing out the right buyers comes down to intentional timing and market awareness. We made the strategic call to launch just ahead of the August long weekend, stepping directly into the peak energy of mid-summer cottage life when qualified buyers are on the water and paying attention.

The response was immediate. The combination of calibrated timing and exceptional build quality drew serious interest right away, ultimately generating multiple strong offers. Being able to steer that process, protect our sellers’ position, and achieve a smooth, positive result is why we love doing what we do.

To our sellers: thank you for trusting us to represent this remarkable island retreat. We couldn’t be happier for you as you step into your next adventure.

Full asking price. Firm sale. Decisive result.
Sometimes, the most seamless sales happen within moments…

When we were working with a buyer navigating the water-access market in Pointe au Baril, an earlier property didn’t pan out. But because she was thoroughly prepared and ready to move, timing aligned perfectly when 16 A97 Island became available.

She recognized the opportunity immediately, moved swiftly and secured the property, resulting in a clean, firm proposition and a great outcome for our sellers.

In niche markets like Georgian Bay island properties, real estate rarely comes down to passive exposure alone. It comes down to active buyer relationships, deep regional preparation, and knowing how to connect the right people the moment the right place opens up.

Congratulations to our sellers on a smooth, decisive result, and to the buyer on securing their piece of the Bay!

Always tough to see our friends leaving Pointe au Baril, but another summer is officially in the books. Between breaking in the new sailboat, spotting a lot more wildlife than usual, and one of the most special moments this year - catching the Northern Lights from the dock the evening Will’s new niece and John and Heather's granddaughter arrived - it was a memorable summer at the cottage.

The market in Pointe au Baril had an interesting shift this year, too. With very few outside newcomers, nearly every move was local. Generational cottagers switching bays, families downsizing, or multi-year renters who decided it was finally time to buy. The lesson out here never really changes: when a special property hits the market at the right price, there is always someone waiting for it.

Hope everyone who spent time up on the Bay had a great season!

Are you already packed up for the winter, or sticking around with us until Thanksgiving or beyond?

Sales barely moved from July, and homes across South Georgian Bay and Barrie still sold right around 95% to 96% of asking price. The median price dipped a few percent, but that’s typical for late summer when the mix of what’s closing shifts around.

What it means for you:
Buyers are out there, but they aren't in a rush, and they're doing their homework. If your home is priced realistically for your street, you're in good shape heading into fall.
