🚨 Ontario has rolled out some big changes to its rental rules under the Residential Tenancies Act, and depending on whether you ask landlords or tenant advocates, you’ll get two very different takes on what they mean.

Here are the main takeaways:

1) Less time to catch up on rent: If a tenant gets an N4 eviction notice for unpaid rent, they now only have 7 days instead of 14 to pay up before the landlord can file for an eviction.

2) Upfront cost to raise complaints: If a tenant wants to bring up maintenance issues or other problems with their unit during an eviction hearing, they now have to pay 50% of the rent they allegedly owe just to have those issues heard.

3) A strict definition for late payments: The rules now explicitly define “persistent late payment” as paying rent more than seven days late at least three times within a six-month window.

4) New rules for personal-use evictions: If a landlord evicts a tenant so they or a family member can move in (with 120 days’ notice), they no longer have to offer compensation or another unit.
However, the new occupant must move in within 60 days, otherwise, the law automatically assumes the eviction was done in bad faith.

The province says these tweaks are designed to cut down on massive backlogs at the Landlord and Tenant Board (LTB).

But landlord groups say it won’t actually speed up how fast hearings happen, while tenant advocates argue it just makes evictions easier and chips away at renters’ rights.
