Selling your home isn’t fun. It’s time consuming, stressful, and if we are being honest, a huge undertaking.
That’s why it’s important to get it right the first time. Especially now, when inventory is high and buyers have a lot of selection.
So let’s go through the top 4 things every seller needs to know;
LISTING PRICE MATTERS
the list price is a marketing tool. There are different strategies with pricing, all of which are used to bring eyes to your property. However, the idea of “list higher so we have room to negotiate” DOES NOT WORK. Buyers are more educated now, they have access to more information. They just won’t come see the property.
Listing that hit the market at the right price sell faster and for more money on average than those that have seen a price reduction. The market doesn’t care about the memories or history you’ve had with the home. If you are even 3% off the true value, buyers won’t come.
DONT LET AN OFFER DIE
Every offer is an opportunity, and if the pricing and marketing are done correctly, you should get an offer relatively quickly.
Sometimes that’s a day, sometimes it’s a week. More times than not, that first offer ends up being the strongest! It’s when your home as the most value, and someone is coming to the table with their hand up asking to buy. Buyers have other options, but they chose your house.
Don’t make the mistake of turning down a fair and competitive offer, just to sell for less later.
DOES IT ADD OR JUST RETAIN?
Often there is a sentiment that dollar in dollar out in real estate, and lots of times that’s true. Renovating a dated kitchen or washroom can add value. Finishing a basement? Awesome, that’s a value add. Especially if comparable properties don’t have it done.
However there are things that don’t add value, they just keep it. Things like a new air conditioner, updated furnace or windows. Non of these things by themselves will take a property up in value, but they make sure that a $2,500 AC doesn’t end up costing you $10,000 when selling.
It’s important to know the difference.
COMMUNICATION IS KEY
When asked, 75% of seller said they wouldn’t use their past listing agent again.
