🍎 New on the blog: A Little Taste of Fall 🤎

Is there anything better than the smell of cinnamon rolls baking on a crisp fall morning? ☕️

This week on the blog, I’m sharing a little fall baking inspiration with these Apple Cinnamon Rolls with Brown Butter Maple Icing from Half Baked Harvest. Think soft, fluffy rolls filled with sweet apples and warm cinnamon, topped with a rich maple icing. The perfect excuse to slow down, pour yourself a warm drink, and enjoy a cozy morning at home.

Head to the blog for a little fall inspiration and the recipe! The best part? You can prep them the night before for freshly baked cinnamon rolls the next morning. 🍂

Happy fall, everyone! 💙

Buying your first home can feel like a lot — especially when you’re trying to figure out what you should actually be doing before you start booking showings.

The good news? You don’t need to have everything figured out on day one.

A few things I always recommend:
▫️ Get your financing sorted out early so you know what you’re comfortable spending
▫️ Have a clear idea of the areas and features that matter most to you
▫️ Leave some room in your budget for the costs that come with owning a home
▫️ Don’t assume you need to compete by throwing an aggressive offer at every property — in a more balanced market, you can take your time, ask questions and negotiate when the situation allows
▫️ And most importantly, don’t feel pressured into buying a home just because you’re afraid you’ll miss out

The right home is about more than getting an accepted offer. It’s about making a decision that makes sense for you financially and for the life you’re building.

If you’re thinking about buying your first home in Airdrie, I’m always happy to be a resource — even if you’re still in the “just starting to look” stage. 🏡

📊 Market Update | Calgary & Airdrie

September brought a bit of a mixed picture across Calgary and Airdrie, with the market continuing to look different depending on the type of home.

In Calgary, sales were fairly steady compared to summer months, while detached homes continued to perform relatively well. Overall inventory remained stable, with just under four months of supply. Apartments and row homes are seeing more competition from higher supply, while detached homes remain closer to balanced conditions.

In Airdrie, sales slowed again in September, with more choices available to buyers and competition from both new construction and surrounding communities. Inventory also eased, but sales declined faster, bringing the market to about four months of supply. The benchmark price was $505,800, nearly 4% lower than this time last year.

The takeaway? There isn’t one single “Calgary market” right now. Property type, location and price point are making a big difference in how homes are performing.

If you’re thinking about buying or selling this fall, I’m always happy to chat about what the numbers actually mean for your specific situation. 💙

Before you open MLS and start saving 47 houses at midnight… get a few things sorted first. 😂

The online search is the fun part, but it’s a lot easier when you know what you’re actually looking for.

Before you start browsing:
▫️ Get pre-approved so you know your comfortable price range
▫️ Set a realistic budget — not just the maximum a lender says you can borrow
▫️ Figure out your must-haves vs. the things that would simply be nice to have
▫️ Narrow down the areas that make sense for your lifestyle, commute, schools and day-to-day life
▫️ Understand the additional costs of buying, including closing costs, property taxes and ongoing maintenance
▫️ Have a conversation with your Realtor about the market and what you can realistically expect in your price range

Then you can start scrolling with a plan instead of falling into the endless “what if we just looked at houses $200K more?” rabbit hole. 😂

A little preparation upfront can save you a lot of time, stress and second-guessing later.

A home can look perfect on the surface and still have things going on that you wouldn’t notice during a showing.

That’s why a home inspection is such an important part of the buying process. It gives you a better understanding of what you’re actually purchasing before you make it your own.

A good inspection can uncover things like:
▫️ Roofing or exterior issues
▫️ Plumbing or electrical concerns
▫️ Foundation or structural problems
▫️ HVAC and heating systems that need attention
▫️ Moisture, drainage or insulation issues
▫️ Signs of previous damage or repairs

It doesn’t mean the home needs to be perfect — no home is. It means you’re going into the purchase with more information and fewer surprises.

A home is a pretty big investment. Taking the time to understand what you’re buying is always worth it.

If you’re thinking about buying and aren’t sure what to look for during an inspection, I’m always happy to walk you through it. 🏡

Don’t plan your next move around the wrong number.

One of the biggest mistakes I see sellers make is basing their expectations on an online estimate, what they paid for the home, or what a neighbour’s house sold for six months ago.

The problem? None of those necessarily reflect what buyers are willing to pay for your home today.

A proper pricing strategy looks at recent comparable sales, current competition, location, condition, upgrades, market activity and how your home compares to the other options buyers have right now.

The goal isn’t to pick the highest number possible — it’s to understand where your home actually fits in the current market and price it accordingly.

If you’re curious what that looks like for your home, comment “PRICING” and I’ll take a look at the comps and give you a realistic range to work from.

No need to be ready to sell. Sometimes it’s just helpful to know where you stand. 🏡

THINGS I WOULD NEVER DO (as your listing agent)

▫️ Tell you what you want to hear just to win your listing
▫️ Leave you wondering what’s happening or where things stand
▫️ Dismiss your questions, concerns or feedback
▫️ Pressure you into accepting an offer that doesn’t feel right
▫️ Put your home on the market without a clear strategy behind it
▫️ Stop communicating once your home is listed
▫️ Treat your home like just another listing

Selling your home is a big decision, and I believe you should feel informed and supported from our first conversation right through to closing.

That means honest advice, clear communication, thoughtful strategy and someone in your corner when things don’t go exactly as planned.

My goal isn’t just to sell your home. It’s to make sure you feel confident in the decisions we’re making together along the way.
Because you’re not just handing me a set of keys — you’re trusting me with a pretty important chapter of your life. 🏡
