This East Abbotsford home sold for $1.6 MILLION in 2021... and just $1.25 MILLION in 2026! 😳

That's nearly 22% below its previous sale price!

🏡 8 Bedrooms | 6 Bathrooms
📐 6,002 Sq. Ft. | 17,277 Sq. Ft. Lot

💸 Factor in estimated transaction costs and inflation, and the hypothetical inflation-adjusted shortfall climbs to approximately $719,000!

Did the buyer score an incredible deal, or is this a sign of a changing market? 👀👇

The highest offer isn’t always the strongest offer.
Imagine receiving two offers on your home.
Buyer A offers $900,000 with financing and inspection conditions and a completion date that doesn’t fit your plans.

Buyer B offers $880,000 with terms that better match your needs and greater confidence in their ability to complete.

The seller may prefer Buyer B’s offer, depending on their circumstances and risk tolerance.
Price matters, but so do conditions, deposits, completion dates and certainty.

A good negotiation considers the entire contract, not just the number at the top.

💬 Would you accept $20,000 less for terms that worked better for you?

A subject-free offer might look stronger… but what could it cost you? 👀🏡

In BC, removing subjects can leave buyers exposed to serious risks:

💳 Financing: A pre-approval doesn't guarantee final mortgage approval.
🔍 Inspection: Skipping a home inspection could mean missing expensive repairs.
📑 Strata: Without reviewing documents, you might overlook restrictions, levies or financial concerns.

A competitive offer should still be an informed one. Discuss the risks and available protections with your REALTOR® and appropriate professionals before signing.

Would you ever consider an offer without subjects? 👇

Overprice your property.

Many sellers believe starting high gives them more room to negotiate. But an unrealistic asking price can work against you.

Here’s why:
Buyers often search within specific price ranges. If your property is priced above their budget, they may never see it.

Buyers also compare competing listings. If similar homes offer better value, your property may receive fewer showings.

Over time, extended market exposure can raise questions about why the home hasn’t sold.
The solution? Review recent comparable sales, current competition and buyer demand before deciding on your listing price.

💬 Would you price high to negotiate or competitively from day one?

Most BC buyers focus on the down payment first… then get surprised by the tax bill at closing. 👀

In BC, Property Transfer Tax is 1% on the first $200,000, 2% from $200,001 to $2,000,000, and 3% above that. On a $700,000 purchase, that works out to $12,000 in PTT alone. 💰

That’s why it’s so important to budget beyond the purchase price. Legal fees, adjustments, inspections, and other closing costs can add up quickly too. Some buyers may qualify for exemptions, so it’s always worth checking before writing an offer.

Were you aware of this cost before buying? Save this for later or send it to someone house hunting. 🏡

That mistake? Focusing only on the purchase price and ignoring the mortgage.

A small difference in your interest rate, amortization or repayment strategy can add up to tens of thousands of dollars in additional interest.
On a large mortgage, the difference can exceed $100,000 over time, depending on the terms.

Negotiate the price, absolutely. But don’t forget to negotiate and understand your financing too.

💬 Did you consider total mortgage interest when buying your home?

📚 Where to move in Abbotsford, BC if your kids education matters more than the house

Not all neighbourhoods offer the same educational opportunities! If you’re raising a family in Abbotsford, here are 5 areas to consider when choosing schools, programs, and the overall learning environment. 👇

📍 1. McMillan – East Abbotsford
An established family-friendly neighbourhood with McMillan Elementary, William A. Fraser Middle, and Yale Secondary nearby. Great for families interested in academics, athletics, and recreation.

📍 2. Sandy Hill – East Abbotsford
A great area to explore for educational options, including Sandy Hill Elementary’s French Immersion program, nearby middle schools, and secondary education opportunities.

📍 3. Auguston – East Abbotsford
Known for its family-oriented community and Auguston Traditional Elementary. Worth considering if you value a structured learning environment and a quieter neighbourhood.

📍 4. Clayburn – East Abbotsford
Offers access to schools such as Prince Charles Elementary, Clayburn Middle, and Robert Bateman Secondary in the surrounding area.

📍 5. Central Abbotsford / Clearbrook
Offers a variety of educational pathways, including French Immersion, traditional schooling, independent schools, and programs at W.J. Mouat Secondary.

💡 The takeaway? Don’t just choose a home based on square footage or finishes. Think about your children’s entire educational journey, from elementary through graduation.
School catchments and enrolment availability vary by address, so always verify before buying.

5 things that make total sense to BC buyers but leave Ottawa folks speechless 👇

If you’ve shopped for a home in Ottawa, brace yourself before you look out west.

1️⃣ The same detached home is 2.5x the price. Ottawa’s benchmark detached sits around $723,800. In Greater Vancouver it’s about $1,847,900 for the same “single-family” label.

2️⃣ Your detached budget buys a condo here. That ~$724K that lands you a house in Ottawa is roughly the price of an apartment in Metro Vancouver, where the benchmark condo is about $697,800.

3️⃣ Property Transfer Tax lands on top. On a typical ~$1.1M Metro home, BC’s PTT runs around $20,000 due at closing, separate from your down payment.

4️⃣ Leaving it empty costs you yearly. BC’s speculation and vacancy tax can hit non-residents at about 1% of assessed value a year, roughly $11,000 on a $1.1M place left vacant.

5️⃣ Strata fees are a monthly line item. A typical 800 sq ft condo often runs $450 to $700 a month in strata fees, on top of mortgage and property tax.

Curious what your Ottawa budget actually buys on the west coast? Send me a DM and I’ll break it down for you.

4 “wait for rates to drop” beliefs that could quietly cost you your dream home 👇

Waiting feels safe. Sometimes it’s the most expensive move you can make. Let’s talk real numbers.

1️⃣ “Lower rates mean cheaper homes.” Usually the opposite. When rates fall, buyers flood back and prices climb, often erasing what you saved.

2️⃣ “I’ll hold out for a big cut.” Rates are already well off their peak. As of mid-2026, the best 5-year fixed is near 4% and variables sit around 3.3%.

3️⃣ “I’ll wait for variable to drop more.” Variable already sits below fixed right now. The discount you’re waiting for may already be on the table.

4️⃣ “The rate is the whole cost.” You can refinance a rate later. You can’t go back and buy at today’s price. Marry the house, date the rate.

Want me to run your numbers at today’s rates before you decide? Send me a DM.
