When we appraise a property that's currently rented, the owner often asks: should I sell it, or keep renting it out?

Our answer is always the same. Let's get both numbers in front of you first.

Our sales and investor services teams work closely together, so you'll see a sale figure and a rental figure side by side. Sometimes selling makes the most sense. Sometimes a few changes to how the property is rented make all the difference.

Either way, you'll have the figures you need to talk it through with your finance team and make the right call for you.

If you have a rental and it's been feeling tight lately, have a read of this:

If your investment property feels like it costs more and gives back less than it did a couple of years ago, you're not imagining it. Here's why it's happening, and the parts a good property manager can actually do something about.

What does this mean for you? If you own acreage around Goombungee, an unfinished job list doesn't have to hold your sale back. The buyers for these properties are often looking for room to make a place their own.

𝗪𝗵𝗼 𝗽𝗶𝗰𝗸𝗲𝗱 𝘆𝗼𝘂𝗿 𝘀𝗵𝗼𝗿𝘁𝗹𝗶𝘀𝘁?

Before you choose an agent, you usually narrow it down to a few names. A mate's recommendation. A sold sign down the street. Someone you bought through before.

Each has something going for it, 𝘢𝘯𝘥 something worth a second look. Our new blog breaks down some of the most common ways people build a shortlist, plus what to compare once the appraisals are in.

Everyone at an open home is looking at something 👀

Buyers look at the house.
The agent looks at the buyers.
The neighbours look at both.

And the owner, if they've got any sense, is at the café. 😂☕

As we head into another weekend full of OPEN HOMES, we've looked at what sellers should (and shouldn't) do on the day, and how buyers can read the room.

Everyone at an open home is looking at something. Buyers are looking at the house. The agent is looking at the buyers. The neighbours are looking at both. And the owner, if they've got any sense, is at the café down the road.
