A 200-lot scheme with a nine-member committee has nine training deadlines to track.
Committee training started on 1 October. For a duplex, that's one person and one date. For a large scheme, it's a tracking job.
Nine committee members, appointed on different dates as casual vacancies get filled through the year, each with their own three-month deadline, and automatic removal for anyone who misses it.
A committee that loses two members to a paperwork deadline can lose its ability to make decisions.
What large schemes should put in place now:
1️⃣ A register of every committee member with their appointment date and training due date
2️⃣ Confirmation that every member is registered on Strata Hub, because that's how Fair
Trading makes contact
3️⃣ A standing item on the committee agenda until everyone has completed it
4️⃣ A check before nominations close at the next AGM
We track this for the schemes we manage. If your scheme has more than five committee
members and nobody is keeping a list, that's the gap.
