Sydney's expanding Metro network could bring exciting opportunities for property investors, with improved connectivity potentially driving demand and long-term growth.

We've previously highlighted the great value of Sydney units, particularly across Western and South-West Sydney.

Here are five suburbs along the Bankstown Metro corridor worth watching!

Belmore
$555k median | $600/w rent | 5.6% yield | 8.33% vendor discount

Lakemba
$540k median | $540/w rent | 5.2% yield | 1.61% vendor discount

Wiley Park
$540k median | $520/w rent | 5.0% yield | 3.89% vendor discount

Punchbowl
$590k median | $580/w rent | 5.3% yield | 12.58% vendor discount

Bankstown
$605k median | $600/w rent | 5.2% yield | -0.65% vendor discount (slight premium)

What's interesting?

All five suburbs offer yields around 5%+, with Punchbowl and Belmore showing particularly attractive vendor discounts.

Improved transport links could support future population growth, rental demand and capital appreciation.

We'll be tracking these suburbs closely in the coming months!

Population growth is a key driver of long-term housing demand, so which Australian cities are expected to grow the fastest over the next decade?

According to Australian Government projections for 2025-2036, Perth, Melbourne and Brisbane are leading the way, while Adelaide and Hobart are expected to experience more modest growth.

Here's how our capital cities rank by projected population growth:

🥇 Perth -19.6% (+480,000 people)
Driven by overseas and domestic migration, supported by resources-sector employment.

🥈 Melbourne - 18.8% (+1,022,000)
Strong overseas migration, with the largest projected increase in population.

🥉 Brisbane - 17.9% (+507,000)
Overseas and domestic migration, supported by lifestyle appeal and employment opportunities.

Canberra - 15.7% (+76,000)
Overseas migration and natural population growth.

Darwin - 15.1% (+24,000)
Overseas migration and natural growth, offset by domestic outflows.

Sydney - 14.5% (+819,000)
Strong overseas migration, despite domestic migration outflows.

Adelaide - 9.5% (+141,000)
Overseas migration, partially offset by domestic outflows.

Hobart - 4.3% (+11,000)
Modest overseas migration, offset by domestic outflows.

🏘️ What does this mean for property investors?

Perth, Melbourne and Brisbane stand out as particularly interesting markets, with strong population growth potentially driving housing demand over the coming decade.

However, smart investors also consider rental yields, vacancy rates, property affordability and housing supply before making decisions.

Explore opportunities in Melbourne, Perth, and Brisbane using PropertyFinder, under PropertyDirector's Professional Plus Plan, which lets you search for actual property listings across Australia based on your budget, target rental yields and other investment criteria.

While some property investors hesitate, others are quietly finding opportunities. 🏡

With uncertainty across Australia's property markets, many investors are sitting on the sidelines, unsure of their next move.

But savvy investors are taking a different approach - using data to quietly uncover undervalued suburbs, negotiate better deals and position themselves for future growth.

Today, we ran PropertyDirector's PropertyFinder to identify suburbs under $600k, offering rental yields above 5% and within reasonable proximity to a capital city.

One suburb that stood out? Risdon Vale, TAS.

Just 8.8km from Hobart's C*D, Risdon Vale offers attractive rental yields, affordable houses, scenic surroundings and access to local amenities.

Interestingly, after around 12 months of houses selling above asking prices, we're now seeing properties selling at a discount - potentially giving buyers greater negotiating power.

Risdon Vale - Key Figures:

* Asking price: $577,696
* Rental yield: 5.21%
* Vacancy rate: 0.26%
* Hobart C*D: 8.8km

The opportunities haven't disappeared. Smart investors are simply getting better at finding them while others wait.

We had a great last-minute property investors meetup at the Australian Hotel & Brewery in Rouse Hill yesterday evening.

The place was packed for the NRL Grand Final, but we still managed to have some good discussions about the current market and what everyone is planning next.

A lot of investors are taking a wait-and-see approach with rising interest rates and economic uncertainty. But others are starting to see opportunity in falling prices and are considering buying in the next month or two.

Others are keeping busy with developments, builds and renovations - some even getting hands-on with repairs to maximise their returns.

Always good to catch up and hear what other investors are actually doing in the current market!

🏢 Could Sydney units be an opportunity for property investors right now?

Looking to invest in property but uncertain about high interest rates and recent changes to capital gains tax and negative gearing?

One area worth watching closely is Sydney units.

There is currently a significant price gap between houses and units across many Sydney suburbs. Combine this with tight rental supply, low vacancy rates, strong rental yields and vendor discounting, and some areas could present an interesting combination of affordability, cash flow and future growth potential.

Another interesting factor is the relatively modest capital growth experienced by units in many Sydney suburbs over the past decade. Could this create an opportunity for units to play some catch-up over the years ahead?

We ran PropertyDirector's PropertyFinder looking for unit markets:

📍 Within 50km of Sydney C*D
💰 Maximum purchase price: $600,000
📈 Rental yield: 5%+
🏠 Low vacancy rates

Here are four suburbs that stood out:

Auburn - $573k median | 6.68% yield | 1.08% vacancy | 4.93% vendor discount | 3.55% p.a. 10-year growth
Rydalmere - $565k median | 5.50% yield | 0.55% vacancy | 7.24% vendor discount | 3.55% p.a. 10-year growth
Harris Park - $599k median | 6.25% yield | 1.58% vacancy | 4.95% vendor discount | effectively zero growth over the past decade
Parramatta - $599k median | 6.25% yield | 1.58% vacancy | 0.27% vendor discount | effectively zero growth over the past decade

These numbers don't automatically make any suburb a good investment - but they certainly make them worth investigating further.

We'll revisit these suburbs in the future to see how their unit markets have performed since this post was originally published.

🏠 Is It Worth Building a Granny Flat in Today’s Market?

One question coming up regularly among property investors is: with construction costs so much higher, is building a granny flat still worth it?

Around 10 years ago, a good-quality brick granny flat in Sydney might have cost $110,000-$130,000. Today, a comparable project could cost $210,000+.

So, let’s compare two investment options using the PropertyDirector Deal Analyser.

OPTION 1 - BUILD A GRANNY FLAT
This real example involves removing a swimming pool and building a granny flat on an existing investment property in Bankstown.

• Total project cost: $210,000
• Weekly rent: $595
• Gross yield: 14.74%
• $210,000 borrowed at 6.5% interest-only
• Annual interest: $13,650
• Other costs: 6% management, water, insurance, maintenance and council costs

📈 Year 1 cashflow: +$13,284
📈 Year 10 cashflow: +$26,873
🏠 Forecast equity generated by Year 10: $238,969

OPTION 2 - BUY ANOTHER INVESTMENT PROPERTY
Alternatively, the investor purchases a house in Horsham, Victoria.

• Purchase price: $320,000
• Weekly rent: $350
• Gross yield: 5.69%
• Total borrowing: $333,000 at 6.5% interest-only
• Annual interest: $21,645
• Other costs: management, rates, insurance and maintenance

📉 Year 1 cashflow: -$10,537
📉 Year 10 cashflow: -$3,390
🏠 Forecast equity by Year 10: $239,972

Interestingly, both options generate almost identical forecast equity after 10 years - but very different cashflow.

In this example, the granny flat delivers strong positive cashflow while requiring substantially less borrowing.

However, there are trade-offs. A separate property can be sold independently, whereas realising the capital value of a granny flat generally means selling the entire property.

You also need to consider construction costs, council requirements, build time, tenant disruption, reduced privacy and local demand for granny flats.

The key is to run the numbers for your own situation and compare a granny flat against what else you could do with the same capital.

🏠 What Does It Take for an Investment Property to Break Even in Today’s Market?

With interest rates remaining high, what does a typical investment property need to look like to eventually become cashflow positive?

Let’s look at a real-world example using a house currently listed in Frankston South, VIC:

🏡 Purchase Price: $545,000
💰 20% Deposit: $109,000
🏦 Loan: $436,000
📈 Interest Rate: 7% interest-only
💵 Weekly Rent: $493
📊 Gross Rental Yield: 4.72%

Using typical property outgoings and allowing for annual increases in rent and expenses, the PropertyDirector Deal Analyser projects a Year 1 negative cashflow of $11,617 before tax.

Based on these assumptions, the property doesn’t reach cashflow break-even until Year 10, when it generates a small positive cashflow of $243. By that point, the gross rental yield has increased to approximately 7.2%.

But cashflow is only one part of the investment picture.

Based on PropertyDirector’s projection using the suburb’s historical 30-year house price growth rate, the property value could increase from $545,000 to approximately $1.27 million over 10 years, producing projected equity of around $836,175.

This highlights an important consideration for investors: a property can remain negatively geared for many years while potentially building substantial equity through capital growth.

Steve McKnight, one of Australia’s best-known property investors, made an observation many years ago that remains particularly relevant today:

“Sophisticated investors adapt to changing market conditions by varying their approaches so that they capture the benefit of an uptrend while also mitigating the prospects of being wiped out in a downturn.”

It’s worth revisiting in today’s market.

Higher interest rates, inflation and rising costs are putting pressure on investor cash flow, while CGT and negative gearing changes add another consideration when assessing future returns.

In this environment, relying on optimistic growth assumptions may not be enough.

PropertyDirector’s Portfolio Forecaster and Deal Analyser can help investors:

* Stress-test interest rates, growth and cash flow
* Forecast their future portfolio position
* Model potential purchases before committing

The goal isn’t to predict the market. It’s to understand what happens to your position if conditions change.

With Sydney property prices easing, owner-occupiers may have more opportunities to shop around and negotiate on price.

Four suburbs that recently came onto our radar have shifted from properties selling at premiums to selling at discounts:

* Maroubra - 7.18% discount | Median: $2.94m
* Wahroonga - 7.65% discount | Median: $2.85m
* Hornsby - 10.42% discount | Median: $1.85m
* Cherrybrook - 10.07% discount | Median: $2.40m

For buyers looking for a PPOR, tracking vendor discount trends can help identify where negotiating conditions may be improving.
