Every project arrives differently. The process for understanding it is always the same.

The way a contractor leaves a project is just as important as how they ran it.

A proper handover at the end of remedial works is not just the contractor packing up and leaving. It is the formal transfer of everything the Owners Corporation needs to close out the project: as-built documentation, warranties, compliance certificates, a list of any outstanding items, and evidence that all works have been completed to scope.

Strata committees carry significant responsibility. Managing a remediation project should not be added to it.

Most committee members are volunteer lot owners. They are not project managers, construction professionals, or compliance specialists. When the responsibility for driving a remediation project falls to the committee by default, it falls to people who were never resourced or equipped to carry it.

The result is a project that moves at the pace of volunteer availability, which is rarely fast enough.
