⚡ The switchboard is the heart of the house. Most buyers never look at it.
They’ll pay for a building and pest report, then walk straight past ceramic fuses, timber backing and a cable hanging off a tree.
That’s why I sat down with Matthew Hassett from Hassett Electrical & Airconditioning.
Matt almost joined the cops (criminology, Goulburn training), then started a mature-age electrical apprenticeship and built a Sydney business doing residential and commercial electrical plus air con.
At Compound Invest we see this on older purchases all the time — the cheap house that snowballs once the wiring is actually opened up.
We went deep on:
🔌 Circuit breaker ≠ safety switch. RCDs have a test button. They’re there to stop electrocution, not just trip a circuit
🪵 Old boards: ceramic fuses, timber mounts (fire risk), asbestos panels, white point-of-attachment cable
🟢 Green sticky coming out of a powerpoint = a chemical reaction in the cabling. Walk away or budget for a rewire
🏠 Full rewire on a basic 3-bed single storey often starts around $6–8k. Switchboard from about $6k. Materials alone can be $1.5–2k before labour or a level 2
📉 Data centres are pulling sparkies and apprentices. Shortage + timber and material costs is why quotes don’t look like 2019
🛠️ Cheapest quote usually means Bunnings gear and a callback. Wholesale brands and one proper job costs less over time
❄️ Split systems from about $3k a room. Ducted often from about $10k — one outdoor unit, whole house, usually the better spend if you’re doing more than one or two rooms
💡 Halogens can hit ~300°C. A 30W halogen brightness is often ~5W in LED — and 30–40,000 hours if the fitting is decent
Matt’s closer: trust the switchboard advice, replace smoke alarms every 10 years, and if it’s more than a couple of rooms, ducted usually wins.
Buying an older place in Sydney (or anywhere with 50-year wiring)?
Watch this before you settle.
