NextLevel Property Helping people SMASH their GOALS through Property Investment You’re in great hands. Why? I’ll explain. It cost me… a lot. I had to learn the hard way – you don’t.

Maria Micallef - Trusted Local Property Strategist

I’m Maria, an incredibly passionate and confident Property Strategist (though I like to go by “Property Diva”) who is here to guide you towards smarter property investing by showing you what is possible.
• The reality is this: property is a great way to build wealth
• Here’s another reality: not all property is the same
• Lastly: you don’t know what you don’t know
I’m here to solve all three so you can make confident and clever investment decisions. I have a diverse range of experience across the performing arts, media, marketing, comms and real estate – all of which come together to create someone who you want by your side during the whole property-buying journey. A story you can benefit from
I’ve been interested in property investment since my early 20s. Yet, I didn’t know much at that time and unfortunately listened to the wrong people who had no experience or knowledge of the industry. This is what inspired me to become the Property Strategist I am today - I vowed to be the property professional that everyone and anyone could depend on. I now hold a Real Estate Licence and a Diploma in Direct Marketing on top of my Mass Communications Degree. I’ve also completed several Personal Development courses and am now recognised as an NLP Qualified Practitioner. But above all these, I am a property investor myself – so I know what it feels like to navigate this complex journey, and I have the hands-on experience, the property market knowledge and the strong network to help you achieve financial freedom and become independently wealthy through property. As a Strategist, I’m determined to be the right person I wish I had the chance to work with when I was starting my property investment journey. So, I strive to make sure that every property investor I collaborate with (both the seasoned and the aspiring ones) benefit from my expertise. My unique 3-step process
1. Discovery – where I take the time to understand your “why”
2. Strategy – where I come up with suitable strategies for your goals
3. Solutions – where I present bespoke investment options for you
With my positive mindset and commitment to exceeding expectations, I educate and empower my clients to make clever property decisions that allow them to live life to the fullest. Outside of work, I’m a proud wife and mum of 2 (3, if you count my cavoodle, Millie) – my “why” is my family. I’m also a performer (theatre, opera RSLs – you name it!) and even there I love to entertain and give people what they expect from a performer – hence the “Property Diva” title. In everything I do, I’m known to give my 100%, so you can trust me to walk my talk and fully support you across your entire property investment journey. If you’re looking for an experienced empathetic expert to help you navigate the complexities of the property market for and with you, let’s connect!

This has a bit of a full-circle feel to it.

My professional career actually started in radio, so tonight I’m heading back behind the microphone, but this time on the other side of it.

I’ll be joining the PropBiz Show on Alive 90.5FM at 7pm LIVE to talk all things property.

Property investing, strategy, what I’m seeing in the market and no doubt a few opinions from me along the way.

It feels pretty special to be going back to where my career started, just in a completely different capacity.

Tune in tonight at 7pm if you’re around.

From radio to property... and apparently back to radio again.

So, I've been doing a book writing course, and I'm now in the process of writing my very first book.

Naturally, I thought I'd share this exciting news with my children.

First up was my son.

Me: "I'm writing a book!"

Him: "What wisdom could you POSSIBLY have to impart to the world?"

I absolutely LOST IT laughing!

Honestly, I wasn't even remotely offended. I thought it was one of the best smart-arsed comebacks I'd heard in a while. Brilliant!

Then this weekend, I'm sitting there finishing my first chapter on the laptop when I decide to tell my daughter.

Me: "I'm writing a book!"

She immediately puts on this ridiculous American accent and announces:

"My mother is a published author, and my dad is the CEO of a big company."

Me: "Why on earth are you putting on an American accent?"

Her: "Because when something sounds ridiculous, I put on an American accent."

Well, that was it. I was GONE AGAIN!

Honestly, I LOVE these two!

And do you know what? As much as they take the p**s out of me, I wouldn't have it any other way.

If there's one thing I hope I've taught my children, it's **not to take life too seriously.**

Life is going to throw challenges at you. Things won't always go to plan. There will be setbacks, disappointments and moments when you wonder what on earth you're doing.

But if you can find the humour in life, laugh at yourself and not take offence at every little thing, you're already ahead.

If you’re going to dish it out you've also got to be able to take it!

And if my kids can go through life with that attitude, I reckon they'll do just fine.

As for my book?

Well, apparently I've got some convincing to do before my own children will buy a copy!

And THAT, my friends, is why they're NOT getting a dedication in Chapter One!

Stay tuned. This book-writing adventure is already providing plenty of entertainment!

“Be greedy when others are fearful.”

It’s one of Warren Buffett’s most famous lines, and right now I think there’s a lesson in it for property investors.

A lot of buyers are sitting on the fence.

And what happens when there are fewer buyers?

Builders and developers have to work harder.

That’s when you can see sharper pricing, discounts, rebates, incentives and better terms.

But those opportunities don’t necessarily hang around forever.

When confidence returns and more buyers come back into the market, competition increases. And suddenly those incentives become a lot harder to find.

I’m not saying rush out and buy any property just because there’s a discount.

Absolutely not.

But if you have the capacity to invest, your finance is in order and the RIGHT property stacks up against your goals, don’t let fear be the only reason you do nothing.

Sometimes the best opportunities appear when everybody else is too nervous to look.

Fortune favours the brave.

But strategy beats bravery every time.

Here’s the bit that’s getting lost in all the noise.

A discretionary trust isn’t just something used by “wealthy Australians”.

Small business owners use trusts.
Property investors use trusts.
People use them for asset protection and to structure their affairs properly.

And now we have a proposed 30% minimum tax on discretionary trust income.

As a business owner AND a property investor who uses trusts, of course I’m watching this very closely.

The legislation has now gone to a Senate inquiry, which means there is finally going to be more scrutiny around what these changes could actually mean in practice.

And I think that scrutiny is needed.

Because we constantly tell Australians to work hard, start businesses, employ people, invest and take responsibility for their own financial future.

Then we need to be very careful about introducing changes that potentially make doing those things harder.

I’ll certainly be watching what comes out of the Senate inquiry.

Because small business owners already take enough risks.

We should be encouraging Australians to have a go, build something and employ people, not making them wonder why they bothered in the first place.

19/10/2026

Here’s something I’m watching VERY closely.

The proposed 30% minimum tax on discretionary trusts is not necessarily a done deal.

The Greens have called for a Senate inquiry into the reforms, while the Government has now introduced legislation proposing the 30% minimum tax from 1 July 2028. So there is still a parliamentary process to play out.

Why does this matter?

CONFIDENCE.

Business owners and investors want certainty around how they structure their affairs, manage cash flow and make investment decisions.

If these rules are amended or changed through that process, it could shift sentiment pretty quickly.

And when confidence comes back, buyers tend to come back too.

So don’t make decisions based on fear or one headline.

Stay informed. Understand what applies to YOU. And keep watching this space because this one is far from finished.

Here’s one of the interesting takeaways from our recent webinar with accountant Michael Watson.

Even where beneficiaries are earning above the 30% tax rate, a trust may still have a role to play, particularly when it comes to asset protection and how you structure your investments.

And that’s exactly why structure matters.

It’s not just about tax. It’s about looking at the bigger picture and making sure the way you buy property actually suits your circumstances and long-term goals.

Michael and I unpacked this, and plenty more, in The New Rules of Property Investing.

Watch the full webinar here: https://www.youtube.com/watch?v=Wh0t53TZ77c

As always, get advice specific to your own circumstances before making decisions around ownership structures.

Missed The New Rules of Property Investing webinar?

You missed a really good one.

Michael Watson and I covered negative gearing, capital gains tax, ownership structures, taxation changes and where NEW property fits into the picture.

There were some great questions, plenty of practical takeaways and a few really interesting points that even had me taking notes.

The good news is, the recording is now available.

Well, this was a pretty lovely email to open.

NextLevel Property has been named a Finalist in the Property Services category of the 2026 Australian Professionals Small Business Champion Awards.

And yes, I’m pretty excited about this one.

There were entries from businesses all over Australia, so to have NextLevel Property recognised amongst them really does mean a lot.

This business has taken a huge amount of work, persistence, problem solving and plenty of long days, but I absolutely love what I do.

Every client I help, every property journey I’m part of and every little win along the way reminds me why I started NextLevel Property in the first place.

So I’m going to enjoy this moment.

And apparently prepare myself for another awards night.

Wish me luck!

13/10/2026

Well, that’s a wrap.

Just finished The New Rules of Property Investing webinar with Michael Watson and I have to say, I loved this one.

Good conversation. Great questions. Plenty of myth-busting. And some really useful takeaways for investors trying to work out what on earth is going on right now.

We’ll share a few of the best bits over the coming days.

And if you missed it, don’t panic. The recording is coming.

Thanks to everyone who joined us tonight. I hope we helped make things a little clearer.

It’s happening TONIGHT.

There’s so much noise around property right now.

Government changes. Backflips. Mixed messages. Plenty of uncertainty.

But while everyone is focused on what’s changing, one thing hasn’t changed.

Australia still needs more housing.

We’re not building enough, demand is still there and with so many investors sitting on the sidelines, I’m actually seeing some very interesting opportunities with builders and developers.

Better pricing. Incentives. More room to negotiate.

So tonight, accountant Michael Watson and I are cutting through the noise in:

The New Rules of Property Investing

We’ll be talking about negative gearing, capital gains tax, new versus established property, ownership structures and what investors should actually be thinking about right now.

And yes, there’ll be a live Q&A, so bring your questions.
