South East Queensland's storm season runs roughly October to March – and prevention is far cheaper than repairs.

Before the first big storm, we recommend owners:

✔ Clear gutters and downpipes so water drains away from the home

✔ Trim branches that overhang the roof or power lines

✔ Arrange a roof and flashing check, especially on older homes

✔ Secure loose items like shade sails and outdoor furniture

✔ Review your landlord insurance – check storm and flood cover and your excess

Rates are up again. Here's what smart investors are doing about it.

At its September meeting the Reserve Bank lifted the cash rate by 0.25% to 4.60% – the fourth increase this year and 1% higher than where 2026 started.

If you hold an investment property, now is the time to:

• Review your loan – ask your broker whether your rate is still competitive

• Check your buffers – make sure you can comfortably absorb another rise

• Re-check your rent – is your property priced in line with today's market?

• Plan maintenance – small, scheduled repairs cost less than surprise breakdowns

• Look at the full picture – rent, vacancy risk and lease timing all affect your return
