Just because you can renovate a property doesn’t mean you should and yes I have made this mistake before...
So before you spend money, time and effort making a property look good, you need to understand if the renovation will improve your return or just waste time and effort.
Think about those opportunity costs... as sometimes the better decision is to move on to the next deal.
Don’t let emotion make the decision. Let the numbers do it.

Are you recognising your achievements?

This was an area of life I needed to work on to help me grow and to be honest, I still do. Because if you are not rewarding yourself for putting in the offers, for doing the work you'll soon want to give up!
Rewards dont need to be massive but they do need to be recognised.
If you aren't celebrating your achievements, ask yourself why not? What is it you want?

It is never too late to negotiate. I wish I was more confident to do this when I was a young developer.

If the market moves or you learn it will cost more to develop an aspect of the site, you can always negotiate on your offer.

70's Disco anyone? What do you think I should do?...
This is Part 2 walking through my latest development site.
Yes I agreed for them to leave the heavy items to get rid of but we could have some fun in the meantime... Oh and I forgot to mention there is also a piano!!
With 6 months for development I have plenty of time to have fun, and get the small reno done. Give me your thoughts, what space would you create?

Walk through my new development site with me.

This deal settled 4 weeks ago. The plan is to do a 1-into-4 lot subdivision where the house will be retained and sold and 3 additional lots created.

This may be the nicest house I have purchased as part of a development site! Keep an eye out for part 2.

Onsite with Andy.

You learn so much more about property development when you are onsite.

On Sunday, our EPS clients visited Andy’s 1-into-5-lot subdivision, which is now in the construction phase.

Seeing a real project in progress gives you a completely different understanding. You can walk the site, ask questions and learn directly from the decisions, challenges and work happening on the ground.

This is Andy's first project. Andy joined us after completing a property development course but was struggling to turn his education into action. Since joining the Ignite program, Andy secured this deal - his first, and two more.

That is the difference between simply learning about property development and being supported to become a property developer.
