The number of properties for sale across Perth continues to rise, giving buyers more choice and making it increasingly important for sellers to understand where their home sits in the current market.

Sales came in at 610 for the week, while rental availability has edged back above 2,000 properties. Despite this slight increase, the rental market remains tight compared with longer-term supply needs.

For sellers, presentation, realistic pricing and understanding what buyers are prepared to pay are becoming increasingly important.

Perth’s property market continues to show signs of a changing landscape, with listings now sitting at 8,289 as more properties become available for buyers to consider.

📊 This week’s figures:
🏠 Properties for sale: 8,289
🔑 Rental properties available: 1,993
📈 Properties sold: 614

The number of properties for sale continues to rise, giving buyers more choice and making it increasingly important for sellers to understand where their home sits in the current market.

Rental availability has also dropped below 1,200 properties, highlighting the ongoing pressure on Perth’s rental market.

With conditions continuing to evolve, pricing realistically and having a clear strategy from the outset can make a real difference.

📊 PERTH PROPERTY MARKET UPDATE

More properties on the market, a little less movement in sales. Here’s where the Perth property market sits this week.

🏠 8,013 properties listed for sale
📉 530 sales recorded
🏡 1,972 rental properties available

Listings have now pushed above 8,000, meaning buyers are continuing to see more choice than they have had in recent years.

Sales this week have also eased slightly compared with the levels recorded over the past eight weeks. While that doesn’t necessarily indicate a major shift in the market, it’s something worth keeping an eye on as we move forward.

For sellers, understanding your individual property and the competition around it is becoming increasingly important. Pricing, presentation and positioning all play a role in attracting the right buyer.

PERTH PROPERTY MARKET UPDATE 📊

There’s a bit to consider in the Perth market this week.

Listings have continued to rise, with 7,804 properties currently available for sale, while we recorded 628 sales across the week.

That means buyers are continuing to see more choice, while the number of properties selling remains fairly steady. For sellers, this puts a little more emphasis on getting the pricing and presentation right, particularly as buyers have more options to compare.

On the rental side, available properties have fallen below 2,000, with 1,909 rentals currently listed. It remains a tight rental market, with limited availability continuing to be a factor for tenants and landlords.

Adding another layer to the market, the RBA increased the cash rate by 0.25% yesterday, taking it to 4.60%. This is the fourth increase this year, with the RBA citing ongoing inflationary pressures as the reason for the decision. (Reserve Bank of Australia)

It will be interesting to see how this filters through to consumer confidence, borrowing capacity and buyer activity over the coming months.

For now, the Perth market continues to adjust, with more properties available, steady sales numbers and a very tight rental market.
