1. The market is slower than you think. There's significant competition right now, plenty of similar stock leasing at the same time, so it takes longer than Maitland or Cessnock timelines. It's a short-term problem though, see point 3.

2. Landscaping and fencing matter more than usual. A finished, tidy yard is what separates a property that leases fast from one that sits empty. Tenants are choosing between newer stock, so presentation is doing a lot of the work.

3. The wait pays off. Once the schools open and the town centre is up and running, demand catches up fast. Buying and holding now is a bet on where the suburb is heading, not where it is today.
