🏠 Settlement day: What actually happens?

You've found your dream home, signed the contract and made it through the buying process. Now it's time for settlement day.

What next?

Settlement is when the balance of the purchase price is paid, the property ownership is transferred to the buyer, and the keys can usually be handed over.

Your conveyancer plays an important role in coordinating the process, working with the other parties to ensure the paperwork and funds are in order.

If you are buying a home on the Mornington Peninsula, keep in mind that an established garden could come with restrictions.

Key examples are:
🌳 Tree removal: Planning controls may require a permit before trees or vegetation can be removed, lopped or destroyed.
🌳 Planning overlays: Some properties are affected by Vegetation Protection Overlays which can place additional restrictions on vegetation removal and future development.
🌳 Renovating or extending? Protected vegetation and tree protection zones may also affect where you can build or undertake earthworks.
🌳 Shrubs and groundcover can be protected in some areas, so don’t assume only large trees are covered.

We highly recommend checking the planning controls before you buy to avoid disappointment.

Big changes are coming to Victoria’s property market!

New property price transparency rules are changing the way properties are advertised and sold.

Here’s what you need to know:

🏡 Auction reserve prices: Must be disclosed at least 7 days before auction, giving buyers greater clarity on price expectations.
🏡More property information: A new Property Price Statement will replace the Statement of Information, providing key details and comparable sales.
🏡Faster sale price updates: Final sale prices must be published within 7 days of a sale becoming unconditional.

These changes aim to make the property market more transparent and help buyers and sellers make informed decisions.
