Negative gearing on existing homes is gone after July 2027 — only new builds get the tax break. CGT discounts are also being wound back.
What it means:
📉 Less investor demand for existing homes
🏗️ More money flowing into new construction
🔑 First home buyers get a rare window of opportunity
Existing investors are grandfathered in, but the era of unlimited tax perks on property is ending. 👀
