🏡 When Was the Last Time You Checked Your Home Loan?

Here's something worth thinking about...

A difference of just 0.1%, 0.2% or 0.3% in your interest rate might not seem like much, but over time, those small numbers can add up to thousands of dollars.

Something I've noticed when speaking with homeowners is that many haven't reviewed their home loan in years. In fact, around 9 out of 10 people I meet haven't had a proper home loan health check in the last decade!

The reality is, you could be paying more interest than you need to simply because you haven't asked the question or looked at your options.

As part of looking after my clients, I believe it's important to look beyond just the property itself. Understanding your home's value is one thing, but making sure your home loan is still working for you is just as important.

So, here's a question: When was the last time you had your home loan reviewed? 🤔

🏡 Sometimes, the property market has a few surprises up its sleeve!

Here's an interesting one from Endeavour Hills.

A home was originally sold for around $500,000 to a young first-home buyer. Just days later, a government announcement introduced a full stamp duty exemption for eligible first-home buyers purchasing properties up to $600,000.

The potential saving? Around $10,000.

The buyers decided to withdraw from the original deal, and the property went back on the market.

But here's where things got interesting...

Within a week, the property attracted around 30–40 interested buyers and eventually sold for $580,000! That's an extra $80,000 from the original sale price.

A pretty unexpected turn of events!

It just goes to show how quickly market conditions, buyer demand and timing can change the outcome of a property sale.

Now, here's a question: Would you have stuck with the original deal, or taken your chances and gone back to the market? 👀
