An architectural feature in its own right.

At ORA House Northcote, the staircase is more than a connection between levels. It forms part of the home's wider architectural language, bringing together sculptural form, considered materials and refined detailing.

Volakas marble continues along the internal face of the handrail, creating a distinctive detail that rewards a closer look.

A thoughtful balance of function and form, where even the transition between floors becomes part of the design.

The space between inside and out.

At Vela House, the relationship between the interior and the garden is central to the design.

Full-height glazing draws natural light into the living spaces, while the north-facing garden and pool create a natural extension of the contemporary architecture.
The boundary between indoors and outdoors feels considered rather than defined, bringing a sense of openness to the home and connecting everyday living with the surrounding landscape.

A thoughtful approach to creating spaces that feel connected, light-filled and grounded in their setting.

At Vela House, the character of the original Edwardian weatherboard home meets a contemporary architectural extension.

Traditional materials sit alongside sculptural forms, while clean lines and considered finishes bring a fresh perspective to the existing structure.

Rather than compete, the two architectural languages complement one another, creating a home that feels connected to its history while looking firmly towards the future.

A reminder that thoughtful design isn't always about making everything match. It's about finding the balance between elements that make a space distinctive.

At Vela House, the original Edwardian weatherboard home provides the foundation for something new.

Rather than erase its history, the design brings its original character into conversation with a contemporary extension, where sculptural forms, considered materials and a strong connection to the garden create a distinct architectural identity.

The result is a home that respects its past while embracing a new way of living.

Because thoughtful architecture isn't always about starting again. Sometimes, it's about knowing what to preserve, what to transform and how to bring the two together.

Space to live, room to connect.

The living spaces at ORA House Northcote by 888 Infinity are defined by generous proportions, natural light and a strong sense of connection.

A six-metre void creates a striking sense of volume through the main living and dining area, while considered materials, custom joinery and expansive glazing bring warmth and continuity throughout.

Designed for both everyday living and entertaining, the open-plan spaces extend seamlessly to the landscaped courtyard, heated pool and spa.

A considered balance of space, light and functionality.

Vela House has been recognised at the 2026 INT Interior Design Awards, receiving a win in the Residential Extensions category.

In Preston, an original Edwardian weatherboard home has been reimagined through a contemporary extension that brings together heritage, sculptural architecture and considered material choices.

From the distinctive curved ceiling to the connection between the interior spaces and the north-facing garden, the project explores how thoughtful design can create a home that feels both distinctive and deeply connected to the way we live.

We’re proud to see this project recognised internationally and grateful to CKA Studio and the wider project team for bringing the vision to life.

Proportions that feel intentional.

At ORA House Northcote, scale plays an important role in how the home is experienced.

Generous openings connect the living spaces, while the six-metre void brings a strong sense of volume and openness to the centre of the home.

From the relationship between rooms to the transitions between levels, each proportion has been considered to create a natural sense of flow.

Because sometimes it’s not what fills a space, but the space itself, that makes the difference.

What holds the design together?

At ORA House Northcote, it’s the relationship between everything.

Repeated materials create continuity. Curved forms bring rhythm. Considered proportions create balance. And details such as custom cabinetry, integrated lighting and marble finishes carry the same design language from one space to the next.

Nothing exists in isolation. Each decision relates to the next, creating a home that feels cohesive, considered and connected.

The kitchen behind the kitchen.

At ORA House Northcote, the butler’s pantry and mudroom provide the practical spaces that keep everyday living running smoothly behind the scenes.

Additional storage and preparation space allow the main kitchen to remain open, calm and uncluttered, while custom cabinetry and integrated lighting continue the considered approach throughout.

Sometimes the best design is what you barely notice.
