HOBART: A MARKET OF TWO SPEEDS
The next phase of Hobart’s property market won’t be defined by one headline number.
It will be defined by quality, scarcity and price discipline.
The Reserve Bank has just lifted the cash rate to 4.60%, putting further pressure on borrowing capacity and reinforcing something we’re already seeing across Australian property: buyers are becoming increasingly selective. (Reserve Bank of Australia)
But Hobart has an interesting counterweight — supply.
Recent data has shown Hobart stock remaining comparatively tight, while values have held relatively resilient despite the broader pressure from higher rates. Hobart’s median dwelling value was around $729,000 in August, still more than 6% higher than a year earlier. (realestate.com.au)
And that creates an important distinction.
This is no longer a market where simply owning property guarantees the same outcome.
The gap between good property and average property is becoming more important.
Well-located homes, scarce land, quality architecture, strong presentation and properties that are difficult to replicate can still command attention.
Properties that are compromised, poorly presented or positioned ahead of the market may require considerably more patience.
For owners, the conversation shouldn’t simply be:
“What is my property worth?”
The better question is:
“How is my property positioned against everything else a buyer can choose from today?”
Because in a more discerning market, price matters — but positioning matters just as much.
The Hobart market isn’t one market.
It’s a collection of micro-markets, price points and property types moving at different speeds.
Understanding those differences is where good advice starts.
