If a tenant sends you a pet request and you don’t respond within 21 days, consent is granted automatically under NSW tenancy law.

This has been in effect since 19 May 2025, and it still surprises some landlords.

The fix is straightforward.

Have a clear process ready before a pet request arrives. Know your grounds for refusal, understand whether strata by-laws apply to your property, and respond in writing every time.

Prompt, documented responses protect your position whether the answer is yes with conditions or a supported refusal.

If you want steady support managing tenancy matters for your Newcastle rental property, send us a DM and we can talk through it.

Vacancy periods cost money.

Tenancy disputes cost time.

Avoidable maintenance calls cost goodwill.

A well-onboarded tenant is more likely to stay longer, communicate better, and maintain the property with greater care.

That is a practical outcome with real financial value.

The connection is straightforward. When a tenant begins a tenancy feeling informed and respected, they behave differently. They report issues through the right channels. They understand their responsibilities. They are less likely to leave at the first inconvenience.

That kind of tenancy stability does not happen by chance. It comes from a clear, structured start to the relationship.

Treating onboarding as a core part of property management, not an administrative formality, is one of the clearest ways to protect the long-term performance of an investment property.

Not chasing a number - but it’s a nice one to land on.

Every one of these came from someone who didn’t have to leave it. A landlord who felt looked after. A tenant who got a straight answer instead of a runaround. A property that got treated properly, every time, whether anyone was watching or not.

That’s The Simpson Way - quietly, consistently, one file note and one follow-up call at a time.

So - genuinely - thank you. To everyone who’s trusted us with their investment, our tenants whom feel heard and to everyone who took two minutes to say so.

After-hours calls from tenants are rarely true emergencies.

They're what happens when a tenant had no clear pathway to follow from the start.

Swipe through to see what structured onboarding actually looks like, and why it matters for your property.

DM us if you want a property manager who gets ahead of these situations before they happen.

Cathy’s on the bench seat, on the phone, mid-thought — you fill in the rest.

Wrong answers only. Best one gets a reply from the office (maybe).

A pipe bursts at 7am.

What happens in the next two minutes determines how bad it gets.

A tenant who knows where the water meter is will act fast.

One who was never shown will panic. The damage gap between those two outcomes can be significant.

This is why what gets covered at the start of a tenancy has real financial value for landlords.

Water isolation. Switchboard location. Maintenance reporting. Waste collection days.

None of it sounds dramatic. But all of it prevents the kind of reactive situations that cost time, money and goodwill.

Good tenant onboarding isn't about covering paperwork. It's about equipping people to make the right call when something goes wrong.

DM us if you want property management that takes this seriously from day one.

A lease holder and an approved occupant are not the same thing, and the difference matters more than most Tenants and Landlords realise.

The lease holder is named on the tenancy agreement. They’re legally responsible for the rent, the condition of the property, and every obligation under the lease.

An approved occupant lives in the property with consent, but they’re not on the lease. No automatic right to stay if the lease holder moves out.

It sounds like a technicality. It isn’t. It affects who we can act on, who’s accountable if something goes wrong, and what happens to the tenancy if one person leaves.

If your household situation is changing — new partner moving in, a housemate leaving, anyone staying long-term — talk to us before it happens, not after. Getting it right protects everyone.
