October was a record month for Real Estate Today: 257,653 views in 30 days, nearly double September.

I’m proud to stand behind these numbers as RET continues to make it’s mark on the real estate industry.

The numbers reflect a deliberate approach, built on focus over volume and on stories that matter to the people running this industry.

My thanks to every reader, contributor and partner who has been along for the ride so far.

🎤 YOU ALL KNOW HIM. YOU ALL LOVE HIM. AND WE COULDN’T BE MORE EXCITED 🏆

From the very outset, I knew I wanted the Real Estate Today Awards to be something different.

I wanted energy. I wanted atmosphere. I wanted a room full of people who were excited from the moment they walked through the doors.

More importantly, I wanted everyone, whether they walked away with an award or not, to leave feeling like they’d just experienced one of the best nights they’ve had in a long time.

And when it came to choosing who would host the night, there was absolutely no question in my mind.

It had to be Jason Colbey

I’ve attended events Jason has hosted and emceed, and I’ve seen firsthand what he brings to a room.

His incredible understanding of our industry, his quick wit, genuine warmth, sense of humour and ability to make everyone feel part of the occasion are exactly what I had envisioned for our awards.

Jason doesn’t just host an event. He brings it to life!

I am genuinely so stoked that you said YES to hosting our inaugural Real Estate Today Awards!

Knowing you’ll be behind the microphone certainly puts me at ease, and having someone who is just as excited about the night as we are makes it even more special.

I know we’re going to have an absolutely incredible evening.

So, no pressure, mate, but it’s all on your shoulders now! 😂

Ladies and gentlemen, we’re bringing together the Australian and New Zealand real estate industry for a night of recognition, celebration, incredible people and, of course, one hell of a party! 🥂

As always, it is a whirlwind when I come to New Zealand and I wouldn’t have it any other way. I often get do you have any downtime, and the answer is absolutely not. But luckily I’m a bit of a workaholic so I guess that works out.

It’s jampacked day today, we’ve got the ActivePipe webinar, the thepmc catchup and the Renti pre party.

So glad to be back in NZ and can’t wait to see everyone on the webinar and everyone this evening ahead of tomorrow’s conference.

This is me two years ago, speaking at the The PMC | Property Management Conference in New Zealand before a room of hundreds of people.

Real Estate Today - New Zealand was still relatively new. We hadn’t been around that long, Australia was about to be announced the following week, and if I’m completely honest, I was terrified.

I’d never been to New Zealand.

I’d never spoken to a New Zealand audience.

And now I was standing in front of a room full of property managers thinking:

What the hell am I going to talk about for 45 minutes?

Would anyone care?
Would what I had to say even resonate here?

I think about five minutes in, the bigger problem was probably working out how to get the microphone back off me.

That conference ended up being the start of something pretty special for me.

Since then, I’ve made some incredible friends in New Zealand. RETNZ has grown, Australia followed, and I’ve been lucky enough to keep coming back to a country and an industry that welcomed me from the very beginning.

So tomorrow, I get to do it all again.

I cannot wait to touch down in Auckland, catch up with everyone, and see what David Faulkner Harrison Vaughan Cat Stoneley and the entire PMC team have in store this year.

And of course, there’s a superstar co-MC joining the party, Mr Jason Colbeyy

I also have a feeling Mr Colbey and I may have another little announcement coming very soon...

I believe there are still a couple of tickets left for the two-day conference and awards night, and I don’t say this lightly:

This is one event you do not want to miss.

The speakers, the conversations, the people in the room, the awards and the opportunity to actually connect with the property management industry make PMC something pretty special.

It is genuinely a privilege to be coming back.

I can’t wait to see my Kiwi whānau tomorrow, catch up with old friends, meet plenty of new ones and enjoy another brilliant PMC Conference.

See you tomorrow NZ

We are really excited to have Ali Vaez from ActivePipe by MoxiWorks | Real Estate Technology & Gavin Staindl of raywhite joining us at Real Estate Today this Wednesday.

At this time of year, nearly every conversation we are having with agents comes back to one thing: listings. Where the next one is coming from, how to win it in a slower market, and how to stay front of mind with people who aren’t ready to move yet.

That’s exactly what Ali and Gavin are unpacking in our free webinar, Relationship, Not Transaction: Why Your Database is a Trust-Building Tool.

They’ll cover:
* What today’s market means for winning listings
* Why clients see agents as transactional, and how to change that
* How to spot who in your database is ready to make a move
* How often Gavin gets in touch, and what he actually sends
* How to automate your communication without losing the personal touch
* Your next listing could already be sitting in your database.

Wednesday 28 October, 11am AEDT / 1pm NZDT. It’s free, and if you can’t make it live, register anyway and you’ll get the recording.

Blind Freddie could’ve told you Victoria’s seven-day auction reserve rule was going to backfire.

In fact, the industry warned regulators and government bodies. And now look what’s happening.

Real Estate Today has been reporting on these changes since November 2025.

And last weekend? Melbourne had just 469 auctions scheduled, compared with 703 the previous week.

A 33% drop in the first week affected by the new requirements.

Coincidence? Perhaps some of it. But after almost a year of warnings, did regulators genuinely not see the potential consequences coming?

And it’s not just Victoria.

Across Australia, real estate agents are being buried under increasingly complicated regulations, with different states taking completely different approaches to essentially the same transactions.

And who’s left explaining the confusion to buyers and sellers?

The agents. The very people who warned about these problems in the first place.

Let me make something absolutely clear.

Underquoting has NO place in real estate. Buyers, sellers, tenants and landlords all deserve protection, fairness and transparency.

But after 21 years in this industry, I struggle to understand why the practical experience of the people actually doing the job doesn’t seem to carry more weight.

Our industry’s reputation is already in the toilet.

And my concern is that some of these regulations are about to flush us straight out to sea.

I’ve been sitting on this for a while. But after seeing those Melbourne auction figures, I couldn’t let it go.

I had to say something.

It’s long. It’s unfiltered. And in true Nic Fren style, I haven’t held back.

Sorry, but it needed to be said.

I’d genuinely love to hear what you think.
