BUYING OFF THE PLAN? WHAT’S STANDARD AND WHAT COSTS EXTRA?
The kitchen you like in a display suite may feature optional upgrades. Before comparing prices, check what each project includes as standard.
Start with the inclusions list and contract attachments. For included appliances, confirm the brands and models. For flooring and benchtops, check the materials and where they will be used. Ask whether the items shown match the standard package.
Furniture, artwork and decorative items may be there for display. Confirm whether any are included in your purchase.
If upgrades are available, confirm the extra cost, when payment is due and the selection deadline in writing before you agree.
Have an independent solicitor or conveyancer review the contract, including any clauses that allow specifications to change.
Save this checklist for your next project enquiry.

RENTAL STILL VACANT? 5 CHECKS FOR LANDLORDS
If your property is advertised but has not attracted an application, ask your property manager to review these five areas.
1. Photos and details
Do the photos show the property clearly? Make sure the ad accurately states the rent, when the home is available and what is included.
2. Condition and repairs
Ask about cleanliness, maintenance and any repairs raised during inspections. In Victoria, rental properties must meet the applicable minimum standards when advertised, not only before someone moves in.
3. Asking rent
Compare similar nearby rentals by size, condition, features and availability. Look at current asking rents and, where available, the rents agreed for recently leased homes.
4. Replies and inspections
Check whether enquiries receive a timely response, viewing times suit prospective renters and instructions for attending are clear.
5. Feedback and follow-up
Ask your property manager to follow up with people who inspected but did not apply. Was it the condition, rent, move-in date or missing information? Agree what to address, who will handle it and when to review new enquiries and applications.
DM “MANAGE” to discuss a leasing plan for your rental property.

Selling your home? What do buyers really think?
Before you list, find out what the agent will report after enquiries and inspections, and how you will discuss the next steps.
Enquiries and inspections
Ask your agent to report how many buyers enquired, inspected, requested a second inspection or made an offer. Keep these figures separate.
Buyer feedback
Ask what buyers liked and what is stopping them from making an offer. Are concerns about the price, condition, photos or missing information? Check whether several buyers raised the same issue.
Follow-up and communication
Agree who will contact you, how updates will be shared and when you will speak next. Ask what the agent recommends, why, and which decisions you need to make.
The example in this carousel shows how a comment can lead to a practical follow-up. It is illustrative, not a real client report.
DM “SELL” to discuss an appraisal and a sales plan for your property.

MOVING OUT BEFORE YOUR NEW HOME IS READY?
Before shortlisting homes, work out when you need to move in. If you rent, check how much notice you must give before leaving.
Off the plan: Check the expected handover date and allow for delays. Completed home: Confirm the settlement date and whether an existing tenancy affects your move-in date.
If you must move out before your new home is available, budget for temporary accommodation.
Is your move-in date fixed or flexible? Tell us below.
General information. Confirm timing and contract terms with your conveyancer or solicitor.

OFF THE PLAN OR A COMPLETED HOME: WHAT SHOULD YOU COMPARE?
Before choosing between off-the-plan and completed homes, ask these four questions. Completed homes include both newly built and established properties.
1. What can you inspect?
For an off-the-plan purchase, review the plans, specifications and contract. With a completed home, inspect the layout and condition in person and consider independent building and pest inspections.
2. When can you move in?
For off-the-plan purchases, check the expected completion and handover dates. For a completed home, confirm the settlement date, any tenancy and whether the home will be vacant when you take possession.
3. Which items are included in the sale?
Check the appliances, finishes and other items listed in an off-the-plan contract, plus any clauses allowing changes. For a completed home, confirm which items stay and what may need repair.
4. When will you need the money?
Confirm the deposit, remaining balance, payment dates and finance arrangements. If buying off the plan, budget for housing costs while you wait and allow for delays. With a completed home, budget for any work before moving in. Include other buying costs and moving expenses in both budgets.
Save this comparison for your home search.

13 OCTOBER RENTAL RULE CHANGES: HAVE YOU CHECKED YOUR RECORDS?
Two changes are worth reviewing with your property manager before 13 October 2026.
1. Safety checks cover all rental agreements.
The two-yearly gas and electrical safety check requirements extend to older agreements too. Gas checks apply where gas installations or appliances are present. Use appropriately qualified tradespeople.
Start with your existing reports. Check the dates, any outstanding work and when the next checks are due. Not every property needs a new check on 13 October. If a report is missing or a check is overdue, speak to your property manager.
2. Keep evidence of minimum standards compliance.
Keep records showing that the property met rental minimum standards before it was advertised, offered for rent or occupied. Provide them to Consumer Affairs Victoria if requested.
Meeting minimum standards before advertising is already required. Gas and electrical reports alone do not cover every minimum standard.
DM “MANAGE” to ask about managing your rental’s safety checks, reports and outstanding work.
Services depend on your property and management agreement. General information for Victorian rental providers. Source: Consumer Affairs Victoria.
